Fort Smith convenience store sale the top Sebastian County property deal in July

The $2.2 million sale of the Oakcrest Market gas station and convenience store at 2000 Phoenix Ave., in Fort Smith was the largest July property deal in Sebastian County, according to information provided by the office of Sebastian County Assessor Zach Johnson.

DELMAR LLC, owned by Jeffrey Frost with Fort Smith-based Frost Oil, sold the property and an adjacent residential property to 2000 Phoenix FSM LLC, which is owned by Brandon Richmond. According to his LinkedIn page, Richmond owns five Oakcrest stations in Fort Smith and Van Buren. His other businesses include Garrison Wine and Spirits and Royal Ridge Construction.

The second largest Sebastian County property deal was the $845,000 sale of a home in Fort Smith by John and Angela Shipley to David and Jane Rappeport.

The top 10 deals in July had a combined deal value of $8.126 million.

The largest deal so far in 2023 is the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith in deal that closed April 6. The new owners plans to renovate the 129-unit apartment complex.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022. The deal closed Sept. 8. The 49,500-square-foot VA Clinic, located at 5700 Phoenix Ave., was completed in early 2021, with the building permit valued at $15.7 million.
