Former Pizza Hut deal the largest Sebastian County transaction in March

A former Pizza Hut location at 7600 Rogers Ave. in Fort Smith sold March 1 for $2.028 million to the family of longtime Fort Smith homebuilder Ronald Rouse. 7600 Rogers LLC was listed as the seller, according to info from the office of Sebastian County Assessor Zach Johnson.

The Arkansas Secretary of State’s office does not have records for 7600 Rogers LLC, but the Assessor’s office lists the taxpayer having a Nashville, Tenn., address. The property, which is a Baptist Health Urgent Care facility, is managed by Mark Rouse, Ronald’s son. Mark said the building will continue to be leased to Baptist Health.

The second largest property transaction was a $1.05 million deal in which JC & BC Family Limited Partnership sold space at 3325 S. 74th St. in Fort Smith to Blue Ox LLC. The deal closed March 4. The Blue Ox owner is listed as Hon Chung of Fort Smith. The space, near the Sam’s Club, is located in the building that also houses Eunice’s Country Cooking.

The largest property deal for the year is the $6.7 million January transaction for the property on which Red Lobster is located. Because I Love Horses LLC sold the property on Jan. 24 to 1120 South Walton Partners LLC. Corporate records show Fort Smith businessman Kane Whitt as organizer of 1120 South Walton Partners.
