Fort Smith storage unit top second quarter Sebastian County property deal

A storage unit and residential property in Fort Smith were among the top Sebastian County property transactions during the second quarter of 2026, with the top three deals totaling $7.35 million, according to information from Sebastian County Assessor Zach Johnson.

The largest deal in the second quarter (April-June) was the sale of a storage unit at 6300 Massard Road in Fort Smith. The $2.65 million transaction closed June 24. Dwayne and Donna Jones sold the property to 6300 Massard LLC. According to the Arkansas Secretary of State’s office, the address for 6300 Massard LLC is 1320 Towson Ave., in Fort Smith, which is the address for Terminator Termite & Pest Control.

The second largest deal during the second quarter was the sale of residential real estate property at 3202 S. 62nd St., in Fort Smith. The $2.4 million deal closed May 15, with ABL Properties selling to Aaron and Julie Littlefield.

A home sale was the third largest Sebastian County deal during the second quarter. The Fort Smith home was sold for $2.3 million, with Steve and Katherine Clark selling the property to Bennett Scott Nolan II and Brandon Weeks. The deal closed April 15.

The largest deal in the first quarter was the sale of two Circle K convenience stores at 3108 Jenny Lind Road and 9811 S. Highway 253. Westlake Village, Calif.-based ACSMA Holdings I LLC sold the operations to GX Holdings AR LLC for $9.666 million. The deal closed Jan. 16. GX Holdings AR is part of Atlanta-based Gas Express LLC, the largest Circle K franchisee in the nation, according to the company.

PRIOR YEAR DEALS
A more than $150 million sale of a large warehouse in Barling was the top Sebastian County property deal in 2025. Scottsdale, Ariz.-based Van Tuyl Companies, the parent company of VanTrust Real Estate, sold the 824,856-square-foot distribution warehouse at 6801 Mahogany Ave. in Barling for $151.385 million. The deal closed Dec. 12.

The facility was bought by St. Louis-based ElmTree Funds, an investment firm that buys and sells industrial properties.

The top Sebastian County property transaction during 2024 was a $7.195 million deal for duplexes near the Arkansas River Valley Nature Center at Chaffee Crossing. The property was sold by Platinum Building Group, owned by Fort Smith-based Norris Group, to Bentonville-based Sanders Properties. The deal closed Feb. 5, 2024. Sanders Properties also paid $2.855 million in July 2023 for two apartment properties at 7800 Joseph St. and 1615 Jackson St. in Fort Smith.

The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S. in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith. The new owners planned at the time to renovate the 129-unit apartment complex.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022.
