Regions Center in Little Rock in running for regional TOBY award

The Regions Center office tower at 400 W. Capitol Ave. in downtown Little Rock will represent the Building Owners and Managers Association (BOMA) of Greater Little Rock chapter at the Southwest Region TOBY Awards. The Outstanding Building of the Year (TOBY) is the most prestigious and comprehensive program of its kind in the commercial real estate industry.

All facets of a building’s operations are evaluated during the competition, from community involvement to tenant relationships and site management. The Regions Center is the only building in central Arkansas to be recognized this year.

The BOMA Southwest Region Conference is scheduled April 3-6 at the John Q. Hammons Center in Rogers.

Regions Center is a 30-story building that opened in 1975 at the corner of Capital and Broadway. It contains approximately 613,000 square feet and a 639-space parking deck. Major office tenants include Regions Bank, the law firm Friday, Eldredge & Clark, Deloitte LLP, BKD CPAs and Wilson & Associates. Retail tenants include Franke’s Cafeteria, Club Fit and Frederica Pharmacy. The Little Rock Club occupies the 30th floor.

According to Little Rock-based commercial real estate firm Newmark Moses Tucker Partners (NMTP), the building’s property manager and listing agent, Regions Center has added seven new tenants in the past six months and added 140,000 square feet of new or expanded tenants in the past three years. That activity has raised the building’s occupancy rate to about 91%.

New or expanded tenants include Deloitte LLP, Bradford Media d/b/a 96.5 The Box Radio Station, the Women’s Foundation of Arkansas, TPC Payroll Co., Wilson Chandler Research, Revival Coffee and Massage Arkansas.
