VPC Leading $4 Million Retail Development in Bentonville

A $4 million office/retail development is under way in Bentonville’s Fountain Plaza addition.

Van Tassel-Proctor Construction of Little Rock is the general contractor for The Shoppes at Fountain Plaza, a 22,973-SF strip center on 2.59 acres, at 1000 S.E. Walton Blvd., between Bank of the Ozarks and McAllister’s restaurant.

Little Rock-based Commercial Realty LLC, which opened a Fayetteville branch in June with brokers Jeff Kemp and Eric Boen, is representing the central Arkansas ownership group, led by Leonard Boen.

Centennial Bank of Conway provided the financing.

Roark Perkins Perry Yelvington of Little Rock is the architectural firm for the project.

Boen, through his Fountain Plaza Investments I LLC, paid $1.43 million for the property — Lot 6 of the Fountain Plaza addition — in December 2005.

The building, which will feature an exterior of brick, stone and glass, has yet to sign any pre-leased tenants. Lease rates are between $19.50 and $22 per SF.

End caps will have drive-through windows and/or outdoor dining areas.

The development is slated to open in April.
