Ironing Tux
Collins Haynes and two silent partners have finalized plans for a six-story, mixed-used development to replace the building that houses Mr. Tux at 608 W. Dickson St. in Fayetteville.
However, no target date has been selected to start the $7 million project as some wrinkles are involved in using the surrounding parking lot, which is in front of the Campus Book Store.
“Everything is ready to go, so when we start, we’ll have all our ducks in a row and be able to move quickly,” said Haynes, who purchased the location in February for $900,000. “But there’s two times a year that we can’t touch their turf and that’s at the beginning of each semester, so we’ve had to figure out our construction plans around that.”
The three developers, incorporated as Mr. Tux Holdings LLC, plan to raze the existing structure to construct a 65,143-SF building. The new building’s 100-by-100-foot footprint will take up almost the entire 0.25 acre lot, so two floors of parking will be built about 25-feet under ground.
