Candlewood Shines Bright

Tom Terminella said he saw more in the land that would become Candlewood subdivision than its proximity to southeast Fayetteville’s hot spots. Rolling hills and mature white and red oak trees would make the 41.2-acre tract a destination of its own.

Located only a mile north of the bustling Crossover Road and Mission Boulevard intersection, Candlewood is a 59-lot beacon for upscale living. Terminella bought the property in the late 1990s knowing that two Fayetteville public schools were in the works only a quarter-mile away.

All mantras about “location, location, location” aside, Candlewood had the kind of natural edge from the beginning that makes developers, well, wax philosophic.

“I look at crafting the project to best utilize the natural features of the piece of real estate,” Terminella said. “Yield is important. But livability is more important. You want to evoke a sense of community or destination so that when people move there or even drive through, the feeling is they’ve arrived somewhere.”

Candlewood’s prestige and popularity made it an easy choice for the Northwest Arkansas Business Journal’s annual upscale neighborhood profile. A complete look at the value history of Candlewood’s lots and homes begins on Page 38.

Terminella is president of his development company, Terminella Inc., which employs 15 people in Fayetteville. He’s been around real estate development for 16 years but has been on his own for about a decade.

Other subdivisions Terminella is now developing include:

  • Ridgewood in Cave Springs — Lots range from 0.7 to 1.2 acres, with 3,000-SF minimums and expected home prices of $400,000 and up. It should be ready for home building by July.

  • Creekwood in Rogers — 200 residential lots for houses from $325,000 to $375,000 will be ready by late April off Garrett and Belleview roads and near Belleview Elementary School.

  • Lakewood in Lowell/Rogers — Will feature 350 homes from $275,000 and more traditional lot sizes up to an acre. Lakewood will be coming online in late summer.

    Flicker of a Vision

    Terminella bought the Candlewood property in two transactions totaling $975,000. Today, existing homes and those under construction place its overall value conservatively between $25 million and $30 million.

    Terminella Inc. and Chapman Building Co. paid Jeri Fonte $125,000 for the first four acres of the site in November of 1998. Fonte’s parcel was part of an IRA held by the First National Bank of Springdale, according to public records.

    Terminella’s firm took sole possession of the Fonte land on April 1, 1999. Then 11 days later, Candlewood Development bought 37.2 more adjacent acres from E.C. Thornsberry for $850,000.

    Terminella cut the property into lots ranging from 0.42 to 1.38 acres and started their pricing from $70,000 to $95,000. The opening of Fayetteville’s McNair Middle School and Vandergriff Elementary School in the fall of 2001 sparked a stampede into Candlewood of SUVs carrying affluent families, successful retirees and the occasional corporate executive.

    University of Arkansas Basketball Coach Stan Heath and his wife, Ramona, even bought there in 2002. Their 6,121-SF home that appraised in 2004 for $887,700 is the largest and most expensive existing residence in the neighborhood.

    Covenants at Candlewood include 3,000-SF minimum, 70-percent brick exteriors, decorative wood, masonry or iron fencing only, and a minimum roof pitch that rises eight inches per foot.

    Other features include fully sodded yards with landscaping components and irrigation systems, decorative copper mailboxes and gas outdoor lights.

    Terminella said most of Candlewood’s lots trend toward the larger sizes to accommodate more $500,000 dwellings.

    Coming Together

    Terminella said the first goal always has to be to create as many “buildable” parcels as possible, and Candlewood’s topography presented some challenges.

    In addition to steep inclines, he said, the fact that the property contains a waterway caused complications and heightened planning. The headwaters of Fayetteville’s Mud Creek run along the east side of the property.

    In the end, Terminella said, it all just worked.

    The one thing Candlewood doesn’t have that most of its Benton County brethren do is an overriding design theme. Terminella said Candlewood doesn’t have the continuity of a Jack Arnold or French Country neighborhood commonly seen in Bentonville because his bevy of builders kept things simple.

    “We wanted to do a project with more traditional upscale housing,” Terminella said. “There’s no particular trendy theme, just a lot of people building half-million-dollar houses.”

    Springdale developer Gary Combs, president of Basic Construction Co. and a multitude of related firms, joined Candlewood to do the infrastructure and invest in the deal.

    He built 10 of the homes at Candlewood and put a special touch on its main entrance off of Crossover Road (Arkansas Highway 265). He’s doing a similar, albeit grander theme, with the entrance to his $100,000 per lot Waterford Estates in Goshen.

    “Basic built the roadways at Candlewood, and I did the design work on the entrances,” Combs said. “Part of what’s behind the front entrance is we wanted to isolate it from any highway traffic. We spent about $250,000 on the street bricks and walls, but it’s not overdone.

    “The statement the entrance makes is it tells you you’re coming into an extremely nice neighborhood. Candlewood probably increased all of the property values around it 20 to 30 percent.”

    Behind the Numbers

    The Business Journal annually profiles an upscale neighborhood to keep readers apprised of changes in local property values.

    Data pertaining to individual residences in this year’s report was obtained from public records at the Washington County Courthouse in Fayetteville and the city’s building permit office.

    The annual profiles have increasingly included more vacant lots and homes still under construction, primarily because truly upscale subdivisions are relatively new to Northwest Arkansas. Of the nine neighborhoods the Business Journal has profiled, the mean average home value has been $365,077 and its average size has been 3,852 SF.

    Of the 462 homes included in the series, 47, or 10.2 percent, have been valued at $500,000 or more. Five, including four in 1997 at Rogers’ Pinnacle Country Club, were valued at more than $1 million.

    The values are a snapshot in time since additional appraisals may have occurred since the individual subdivisions appeared in the series. Homes at Pinnacle Country Club in particular have increased dramatically in value during the last eight years.

    The most expensive home to ever appear in the series was Michael T. and Linda Hudson’s Pinnacle Country Club mansion that appraised in 1997 for $1.4 million. Since then, its appraisal appreciated to $2.6 million in 2002.

    Pinnacle had five homes at 7,000 SF or greater in size, and last year Bentonville’s Heathrow subdivision had three.

    The largest home previously profiled by the Business Journal appeared in the 2003 issue as Bob and Linda Gaddy’s 11,332-SF mansion on Fayetteville’s Lover’s Lane. But this year, Angel Srygley of Monticello is building a 13,472-SF home on Candlewood’s Lot 38 that upon completion would be the largest in the series’ history.

    Here’s a look at Candlewood including its yet undeveloped lots. The profile numbers correspond to the subdivision’s actual lot numbers:
