Sage Partners releases first quarter Northwest Arkansas market report

Cushman & Wakefield / Sage Partners in Rogers said the commercial real estate market in Northwest Arkansas remained strong in the first quarter of 2026, according to its new Market Activity report.

Office vacancy increased to a rate of 4.96% in the first quarter and remains below the national average, “reflecting a healthy, active market rather than a shift in fundamentals,” according to a news release. Asking rents increased to $27.03 per square foot amid positive net absorption and limited new construction.

The industrial vacancy rate was stable at 5.3%, and rents rose by 2.5% year-over-year to $9.72 per square foot. Ongoing development activity is mostly pre-leased, helping maintain a balance between supply and demand as new developments are completed.

Retail vacancy remained tight at 3.3% as demand exceeded available space. Properties in good locations are leasing quickly, and investor activity remains strong, supported by the area and private capital.

Land activity remained competitive, especially near the Walmart Home Office and along other major corridors, where limited supply continues to drive higher prices. Growth is expanding “into surrounding communities as developers seek more accessible sites while maintaining proximity to the region’s core economic drivers,” the release shows. Some of those communities include Decatur, Gentry and Siloam Springs.

“Northwest Arkansas continues to show remarkable stability, even as we see modest fluctuations in vacancy tied to normal market movement,” said Marshall Saviers, CEO and principal at Cushman & Wakefield / Sage Partners. “Demand remains consistent across sectors, and with limited speculative development, the region is well-positioned for continued, measured growth.”

The report also shows continued population growth, corporate expansion and “disciplined development as key drivers supporting long-term market performance across Northwest Arkansas.”
