Circle K stores, Chick-fil-A among top first-quarter Sebastian County property deals

Convenience stores, a Chick-fil-A store, and apartments were the top Sebastian County property transactions in the first quarter of 2026, with the combined sale price of the three deals topping $22.8 million, according to information from Sebastian County Assessor Zach Johnson.

The largest deal in the quarter was the sale of two Circle K convenience stores at 3108 Jenny Lind Road and 9811 S. Highway 253. Westlake Village, Calif.-based ACSMA Holdings I LLC sold the operations to GX Holdings AR LLC for $9.666 million. The deal closed Jan. 16. GX Holdings AR is part of Atlanta-based Gas Express LLC, the largest Circle K franchisee in the nation, according to the company.

Three apartment properties — 3014 Presley St., 3108 Park Ave., and 2851 S. Xavier St. — sold for $8 million in a deal that closed Feb. 19. Stone Creek Properties sold the apartments to Stagg Stone Creek LLC.

The recently opened Chick-fil-A store at 3825 Century Drive sold for $5.228 million in a deal that closed March 11. Fort Smith CFA LLC sold the property to Income U.S. Core Plus 3 LP. Fort Smith CFA is a local franchise company that owned all Chick-fil-A stores in the city. The buyer entity is owned by San Diego, Calif.-based Realty Income which invests in commercial real estate and has more than 15,500 properties in the U.S., the U.K. and Europe.

PRIOR YEAR DEALS
A more than $150 million sale of a large warehouse in Barling was the top Sebastian County property deal in 2025. Scottsdale, Ariz.-based Van Tuyl Companies, the parent company of VanTrust Real Estate, sold the 824,856-square-foot distribution warehouse at 6801 Mahogany Ave. in Barling for $151.385 million. The deal closed Dec. 12.

The facility was bought by St. Louis-based ElmTree Funds, an investment firm that buys and sells industrial properties.

The top Sebastian County property transaction during 2024 was a $7.195 million deal for duplexes near the Arkansas River Valley Nature Center at Chaffee Crossing. The property was sold by Platinum Building Group, owned by Fort Smith-based Norris Group, to Bentonville-based Sanders Properties. The deal closed Feb. 5, 2024. Sanders Properties also paid $2.855 million in July 2023 for two apartment properties at 7800 Joseph St. and 1615 Jackson St. in Fort Smith.

The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S. in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith. The new owners planned at the time to renovate the 129-unit apartment complex.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022.
