Landmarc Custom Homes begins buildout of 180 lots near Shaw Park in Springdale

Springdale custom homebuilder Landmarc Custom Homes, owned by Tim Boudrey and Chris Bradley, has started developing a master-planned neighborhood in northwest Springdale.

The subdivision is called Cottages at the Park. It is in Benton County at the corner of West County Line Road and South Downum Road, adjacent to the new Shaw Family Park. Milestone Construction Co. of Springdale broke ground on the 120-acre park this past October. It’s scheduled to open later this year with amenities such as walking trails, fishing lakes, dog park, tennis courts, and direct access to the Razorback Regional Greenway.

Landmarc is planning three phases of development and 180 single-family homes. The first phase will include 57 homes, with floor plans ranging from 1,800 to 2,800 square feet. There will be protective covenants in place by a property owners association.

Boudrey said the homes would target consumers who seek a maintenance-free, lock-and-leave lifestyle with plenty of sidewalks, green space and streets that aren’t obstructed by parked vehicles.

“We think there’s a demand for that type of living that’s not a condo,” Boudrey said. “There are a lot of young people who don’t necessarily want to mow their lawns, and there are people who maybe want to downsize and semi-retire. Or retire. I think we will appeal to both [age groups].”

Landmarc paid $916,000 for the land (47.5 acres) in March 2018. Boudrey said the company plans to build out the entire neighborhood. Home prices will start at $300,000.

Boudrey said Arvest Bank is financing the neighborhood’s infrastructure work. Weichert, Realtors-The Griffin Co. is the neighborhood’s exclusive listing agency.
