Shackleford Corporate Center in Little Rock sold for $9.35 million

A five-building office and warehouse complex in southwest Little Rock recently sold to a group of six limited liability companies for $9.35 million.

Shackleford Corporate Center, a 12.5-acre development just north of the intersection of Colonel Glenn Road and Shackleford Road, includes 177,500 square feet and is 83% occupied by multiple tenants including Goodman Distribution, DirecTV, Sherwin Williams and Exide Technologies.

The Little Rock office of Colliers International, led by Drew Holbert, Brandon Rogers, Kevin Huchingson and Dickson Flake, represented both the buyer and the seller. The company will remain as the property manager.

“Shackleford Corporate Center was attractive to the buyer because it filled a perfect niche for them in this market,” Rogers said in a statement. “The center features a great mix of both national and local tenants and represents a good value for the office/warehouse market segment. Its fantastic location near I-430 and the busy Shackleford/Colonel Glenn exchange was also a great selling point.”

The property appraised earlier this year for $7.99 million, according to Pulaski County real estate records.

Only one of the six LLCs who now own the property is registered in Arkansas, according to the Secretary of State’s website. 4201 Shackleford Investment LLC is registered to Holbert.

A group of LLCs including SCC Properties LLC, ELAD LLC and SalCor, LLC was the seller. SCC is registered to Patrick Garner of Searcy. The other entities are not registered in Arkansas.
