Hometown Properties Sells Eight Fayetteville Duplexes (Real Deals)

Stan Szmyd, through his Lierly Lane Properties LLC purchased eight duplexes in west Fayetteville from Hometown Properties Ltd. for $1.8 million.

First State Bank of Lonoke provided the financing.

Robert and Trisha Schmitt are principals in Hometown Properties.

The units are at 2771, 2783, 2807, 2819, 2831, 2843, 2855 and 2895 N. Seneca Ave.

Each unit is about 1,240 SF and has three bedrooms and two baths.

They feature security systems, brick exteriors and upscale landscaping.

The average rent for each unit is about $800.

Szmyd said all but one of the units is leased and he plans to add privacy fencing for all the properties in the near future.

Szmyd is also the chief operations officer at Accio.us, a technology company in Springdale.

Chambers Buys Clear Creek Home

John Ed Chambers III, chairman and CEO of Chambers Bancshares Inc. of Danville, through his JEC Holdings LLC, purchased a home in Johnson’s Clear Creek subdivision in late July.

The 6,145-SF home is in Phase III of the subdivision at 4764 Prestwick Cr. and the sale amount was $1.65 million.

It last appraised in 2007 for $1.24 million. JEC purchased the home from Andrew Judkins.

The two-story home was built in 2005 by McMahon Bros. Construction. It has two fireplaces and a brick and stone exterior.

Crye-Leike Builds Springdale Site

Memphis-based Crye-Leike Realtors recently purchased a building permit valued at $1.43 million for its Springdale office being constructed at 6636 W. Sunset Ave.

The building will be more than 13,000 SF and about 50 Realtors will work out of one half of the building.

The other 50 percent of the building will be leased for about $18 per SF.

Roark Perkins Perry & Yelvington Architects of Little Rock is the architect on the project.

Boyd Corley Construction of Rogers is the general contractor.

Arco Excavation and Paving of Springdale did the site prep work.

Moses Mechanical Inc. of Bentonville is performing the mechanical engineering, Decco Contractors of Rogers is doing the asphalt work at the site and Kent-Anderson Concrete of Texas is doing the concrete work.

Christian Brothers Masonry of Springdale will do the masonry work. American Air Conditioning and Mechanical, also of Springdale, will install the HVAC.

Bentonville Glass Inc. has the contract to install all the glass on the building. International Fire Protection of Fayetteville will do the fire sprinkler installation.

The Springdale office is the third office Crye-Leike has built since it entered the market in late 2006.

There also are plans to build one each in Bella Vista and Siloam Springs. Crossland Construction Co. is the general contractor for the Bella Vista office.

The Springdale office is scheduled to be complete by mid-November.

Milestone Gets Permit for Warehouse

Headline: Milestone Construction Co. of Springdale recently purchased a building permit valued at $1.01 million for the construction of a new inventory control warehouse for the City of Bentonville.

The pre-engineered metal building will be about 7,500 SF and contain some office space and a loading dock.

The building will be located at 307 SE D St.

The site is adjacent to an existing warehouse, which currently serves as storage for all of the City of Bentonville’s electrical materials (pole and line hardware, connecters, traffic lights, street lights, etc.).

Those materials will be stored in the new facility and water and sewer materials will be stored in the old warehouse.

Wittenberg Delony & Davidson Architects of Little Rock is the architect on the project. Milestone is the general contractor.

Don Brick provided the dirt work, Harvco Inc. of Pineville, Mo., is doing the concrete work.

Tuggle Construction Management Inc. will do the drywall and masonry work and Johnson Air Conditioning is the heating and air conditioning contractor. Both firms are of Fayetteville.

Dolle Electric Inc. and Lakeview Plumbing, both of Rogers, will perform the electrical and plumbing work, respectively.

The project is scheduled to be complete by early March.
