Shadow Valley Sells a Lifestyle

When Charles Reaves bought the first parcels of land for Shadow Valley in 1995, he had to remove 10 old hog houses from the property. The gated entrance had been an automobile junkyard.

From hogs to homes, Reaves transformed the landscape into a community boasting not “just” 900 lots, but a way of living in the 534-acre subdivision, which was named for the way shadows play off the undulating hills of the golf course.

“What we are doing is selling a lifestyle,” Reaves said. “We are trying to sell a broader package of communities.”

The subdivision is organized into more than 10 “neighborhoods” to create a sense of community among neighbors.

Reaves is the general partner of C.R. Reaves Family LP, which is the entity that owns and developed the subdivision.

The project is located less than three miles west of the Pleasant Grove Road/Interstate 540 interchange and sprawls a mile west to Arkansas Highway 112.

The rolling terrain of the tree-lined community features 100-foot elevation changes, rock outcroppings, natural streams and three lakes. Osage Creek runs through the property. Three indoor and four outdoor tennis courts, a playground, outdoor basketball court and swimming pool are just some of the amenities that accompany the 40,000-SF clubhouse and 7,100-yard, 18-hole golf course.

Research

Reaves, who grew up in Jonesboro, spent years doing research before starting work on Shadow Valley.

“I decided in high school that I wanted to develop land,” Reaves said. “I just always liked the idea of visualizing the different things you would do with piece of land.”

Other major metropolitan areas in the southeast served as inspiration for Shadow Valley, as his career travels helped with his research. Reaves moved 14 times.

“Everywhere we lived I got to know builders and developers,” Reaves said.

Reaves climbed the corporate ladder at Sears Roebuck & Co. from 1962-1994, eventually becoming CEO of its wholly owned subsidiary Sears Logistics Services Inc. His job took him all over the country, and he took advantage by taking side trips to see housing developments. Reaves discovered Northwest Arkansas while traveling outside of Tulsa on one of those trips.

He began buying property in the early ’90s. In 1995, he bought land from Glen and Barbara Misener that would eventually become Shadow Valley.

Before Shadow Valley, Reaves developed Highland Knolls, Ridgecrest Meadows and The Manors, all off West Pleasant Grove Road in Rogers.

Home construction began in 1994 at Highland Knolls and in the following two years at the other two subdivisions.

“In order to do a master-planned community you have to do it on a large enough scale that you can provide the amenities,” Reaves said. “You can’t afford to provide a nice package of amenities if you are not operating on a scale that makes that math work.”

He said the average master planned community would have more than 2,000 homes.

“So we [Shadow Valley] are on the smaller side of master-planned communities,” Reaves said.

Home construction on the 47-acre Phase I at Shadow Valley began in 2002. The final plat for Phase I was filed in December 2001. The phase includes 128 lots, with 44 town homes.

When home construction on Phase VII begins on the 159 available single-family and 36 town-home lots this spring, it will bring Shadow Valley to 656 lots either with homes under construction or occupied. In the first six phases of Shadow Valley, all but five of the 461 lots are sold, Reaves said.

The average sale price for a home at Shadow Valley is more than $400,000, Reaves said. The average home size in the development is more than 3,000-SF. Town-home units average 1,800 SF and sell from $250,000.

As of mid-March, a 4,651-SF home listed for sale in Phase I has an asking price of $649,000. A larger 5,545-SF home in Phase III is listed for $748,000.

A 3,378-SF “golf villa” with course frontage is listed for $468,000.

“The average home is larger and more expensive than we thought it would be,” Reaves said.

The average lot size ranges from 0.25 to 0.5 acres and sell from $55,000 to $60,000 up to $200,000.

The Shadow Valley builders are David Harris, Judy Enderle, Kurt Puttkammer, Phil Wenzinger, Lance Johnson, Dean and Todd Horton and John Tidwell. Vance Puttkammer is finishing up his current home projects in the subdivision and will then leave the project.

Reaves is also in the planning stages for Shadow Valley West, which will have about 1,200 to 1,250 homes.

Amenities

Shadow Valley has tennis leagues for all ages. Five sets of tees on the golf course make it adaptable for virtually anyone’s game. Other amenities include the 220-seat Shadow Valley Bar & Grill, a fitness center, social clubs, a community newsletter, activity pool plus a children’s play pool and outdoor spa. The clubhouse kitchen also offers family-style meals for takeout, and different activities listed on the March community calendar included cooking classes for kids, golf clinics and poker nights.

Reaves said at least a social membership ($85 per month, $1,000 initiation fee) is required of all residents. That policy, he said, is designed to attract only homeowners who want to be involved with their neighborhood on more than a passive level.

Golf memberships are $275 per month with a $5,000 initiation fee, and tennis is $145 per month with a $2,250 initiation fee.

The Numbers

The 2006 Upscale Real Estate issue marks the 10th time the Business Journal has profiled a neighborhood in either Benton or Washington counties. The total number of homes profiled including those at Shadow Valley is now 584. The largest home ever profiled appeared in the 2003 issue as Bob and Linda Gaddy’s 11,322-SF home on Lover’s Lane in Fayetteville. Data pertaining to individual residences in this year’s report was obtained from public records in the Benton County assessor’s office. The profile numbers correspond to the actual lot numbers in Phase I of Shadow Valley.
