Alliance Title Co. offers title insurance and insures first liens on properties in Washington County. Alliance Title Co. is owned by Benton County Title and Abstract Co., which has been in business in Benton County for more than 100 years.

Manager and senior examiner Larry Phillips says his company’s services are exacting and requires detailed examination of property records. He says his company spent a good deal of time scanning into its computers the property records held in the Washington County Courthouse.

Phillips says Alliance Title doesn’t do abstracts, which reflect the complete history of a piece of property, including every mortgage and warranty deed ever issued. An abstract, he notes, doesn’t prove ownership. Phillips says his company examines titles and mortgages in the county records and insures, at a one-time charge, the ownership of a piece of land.

Alliance Title offers two types of policies, Phillips explains. There’s an owner’s policy, which insures a property owner’s clear title to a piece of land and carries over to the heirs of the property owner. There’s also a loan policy, which guarantees a bank or other lending agency the first lien against property for which they are issuing a loan.

Phillips says his company’s services don’t entirely eliminate the need for an attorney for a prospective property owner but it can save the owner a good deal of money.
