Fort Smith metro home sales up almost 4% through April
There were 1,010 homes sold in the Fort Smith metro between January and April, up 3.8% compared with the same period in 2025. The gain is up against a 2025 in which metro home sales declined 8.2%. The combined value of the homes sold in the first four months is up almost 8%.
Driving the year-over-year gain was an almost 11% gain in homes sold in Sebastian County, with the combined value of county homes sold up 19%, according to data provided by Ashlee Milton, a principal broker with HomeSweet Realty in Fort Smith and Northwest Arkansas.
The combined value of the homes sold in the first four months of 2026 totaled $254.237 million, up 7.6% compared with the same period in 2025. The average home sales price in the metro was $251,720, up 3.7% compared with the same period on 2025. Average days on market was 106, up from 89 in the same period of 2025.
“April showed a more active market, but not a market where sellers have a ton of leverage,” Milton said. “Sales were up, total dollar volume was up, but inventory was also higher, which means buyers had more to choose from. That combination matters because when there are more listings competing for attention, sellers have to be sharper on price, condition, and presentation.”
Milton said homes priced and positioned well are getting more activity.
“So the increase in sales is not simply a story of prices moving higher,” she said. “It looks more like buyers are more active, but selective, and sellers are having to meet the market to get deals across the finish line.”
Metro area data comes from Crawford, Franklin, Logan, Scott and Sebastian counties in Arkansas, and parts of eastern Oklahoma.
SEBASTIAN, CRAWFORD COUNTY SALES
Sebastian County home sales in the first four months of 2026 totaled 438, up 10.9% compared with 395 in the same period of 2025. Home sales in the county represent 43.4% of homes sold in the metro.
The value of Sebastian County homes sold in the first four months of 2026 was $113.122 million, up 19% compared with the same period in 2025. The average home sales price in the first four months of 2026 was $258,271, up 7.3% compared with the same period of 2025.
Home sales in Crawford County in the first four months totaled 221, up 3.3% compared with 214 in the same period of 2025. Home sales in the county represent 21.9% of homes sold so far in 2026. The value of homes sold in the county was $57.338 million in the first four months, up 9.3% compared with the same period in 2025. The average home sales price was $259,449, up 5.8% compared with the same period of 2025.
PRIOR YEAR NUMBERS
Homes sold in the metro in 2025 totaled 3,207, down 8.2% compared with 3,496 in 2024. The combined value of the home sales totaled $805.897 million, down 2.7% compared with 2024. The 2025 numbers were up against a 2024 in which metro home sales were up 6.6%, and the total value of the sales was up 14%.
The metro average home price in 2025 was $251,293, up 6% compared with the same period in 2024 and a new regional record. The average days on market in 2025 was 87, higher than 82 in 2024.
