Fort Smith metro home sales decline in 2025, average home price sets record

The number of Fort Smith metro homes sold in 2025 fell more than 8% compared with 2024, with the combined value of the sold homes dipping almost 3%. On the upside, the average price per home in 2025 reached a new full-year record of $251,293.
Homes sold in the metro in 2025 totaled 3,207, down 8.2% compared with 3,496 in 2024. The combined value of the home sales totaled $805.897 million, down 2.7% compared with 2024, according to data provided by Ashlee Milton, an executive broker in Fort Smith and Northwest Arkansas.
The 2025 numbers are up against a 2024 in which metro home sales were up 6.6%, and the total value of the sales was up 14%. The record for home sales and the total value was set in 2021 with 4,400 homes sold for a total value of $853.409 million.
Metro area data comes from Crawford, Franklin, Logan, Scott and Sebastian counties in Arkansas, and parts of eastern Oklahoma.
The metro average home price in 2025 was $251,293, up 6% compared with the same period in 2024 and a new regional record. The average days on market in 2025 was 87, higher than 82 in 2024.
“Interest rates haven’t been attractive enough to entice current homeowners sitting on Covid-era rates into trading up, and higher prices are making it more difficult for some first time homebuyers to get started,” Milton said when asked about factors behind the decline in home sales.
However, she said recent activity suggests “some promise” for better numbers in early 2026. She also said there has been a rise in people “needing multi-generational housing to allow either parents or children to live on-site.”

SEBASTIAN, CRAWFORD COUNTY SALES
Sebastian County home sales in 2025 totaled 1,362, down 11.1% compared with the 1,533 in 2024. Home sales in the county represent 42.5% of homes sold in the metro.
The value of Sebastian County homes sold in 2025 was $360.415 million, down 4.1% compared with 2024. The average home sales price in 2025 was $264,622, above the $245,252 in 2024.
Home sales in Crawford County in 2025 totaled 668, down 6% compared with the 711 in 2024. Home sales in the county represent 21% of homes sold in 2025. The value of homes sold in the county was $164,573 million in 2025, down 2.2% compared with 2024. The average home sales price was $246,368, above the $236,589 in 2024.
LAND, MULTIFAMILY, COMMERCIAL SALES
The region also saw a decline in the value of commercial property and multifamily (apartment) property deals in 2025.
There were 107 commercial property sales in 2025, up from 100 in 2024. The total value of the deals was $31.617 million, below the $36.658 million in 2024. There were 67 apartment complex transactions in 2025, well below the 95 in 2024. The combined value of the deals in 2025 was $29.969 million, down 23% comapared with $38.825 million in 2024.
The region had 709 land sales in 2025, up from 698 in 2024. The combined value of the land sales was $85.895 million, down 8.25% compared with $93.621 million in 2024.
