A holding company for Bentonville-based Topline Commercial Roofing recently purchased a 7,300-square-foot building on 0.23 acres at 203 W. Wood St. in Rogers for $875,000. The purchase price equals $119 per square foot.

The seller was Houston-based ManifestOne LLC, whose members include Ricardo Perez and Tia Nayar.

Hannah Cicioni of CRD Real Estate & Development in Rogers represented the buyer and seller in the transaction. Shey Judd of Waco Title Co. in Springdale was the title agent.

According to a news release, Cicioni had invited Topline Commercial Roofing to inspect the roof of an adjacent property and recognized that the Wood Street building would be an ideal fit for the company’s operations. Cicioni encouraged the company’s owners, Brie Madden and Michael Kirk, to consider the acquisition. Madden is the former founding president of CREW Northwest Arkansas and remains an active member. Cicioni is also a member.

“This transaction represents more than just a real estate closing — it reflects the power of relationships and the strength of the CREW Northwest Arkansas network,” said Madden, co-owner of Topline Commercial Roofing. “This deal included three CREW members, all women in commercial real estate, working together to bring this opportunity to life. We believe the location, size, and amenities of this building offer a meaningful opportunity for us, both personally and professionally, to become a part of downtown Rogers in a meaningful way. We also look forward to offering commercial spaces for local businesses to flourish.”

The property will be used as part of the company’s long-term strategy to better serve clients amid continued investment in the region, according to the release.

ManifestOne paid $1.05 million for the property as part of a larger purchase in May 2020. The seller was Rogers-based Reinboth Lynch LLC.
