Two west Little Rock office buildings totaling 72,294 square feet sold recently for a combined $11.7 million. Little Rock commercial real estate firm Colliers Arkansas was the listing agent for both transactions and shared the details Thursday (June 6).

According to a news release, Little Rock construction company Clark Contractors bought the 38,000-square-foot building at 11101 Anderson Drive for $7.5 million. An eponymous LLC managed by Price Gardner was the seller. Isaac Smith, Justin Bentley (seller), Kevin Huchingson and Bill Pendergrist (buyer) all of Colliers brokered the deal.

The building was built in 1987 and is located near the I-430 and Cantrell Road intersection. The previous owner completed renovations to the lobby and building entrance in 2020. Clark Contractors plans to relocate its headquarters to the building. Its current address is 15825 Cantrell Road.

The former Remington College building at 19 Remington Road, owned by multiple LLCs, closed May 24 for $4.2 million.  Mark Bentley and Casi Runnells of Colliers Arkansas represented the seller. The buyer, 19 Remington LR, LLC led by Carol and Todd Witham, was represented by Emma Grace Hall of Pillar Realty and Management.

The two-story building was built in 2002 to house Remington College’s Little Rock campus. Located near I-430 in west Little Rock’s heavily trafficked Col. Glenn Road retail corridor, the two-story building totals 34,294 square feet and includes 250 parking spaces.

“Our Colliers team is thrilled to have had the opportunity to close not one, but two office building sales in the last month in what can best be described as a ‘tough’ office market post-pandemic,” said Smith, president of Colliers Arkansas. “Both of these locations benefitted from their easy access to freeways and major west Little Rock thoroughfares that are experiencing lots of upgrades and new amenities. We are taking this as a positive sign that Little Rock continues to weather the post-pandemic office market very well.”
