Auto service center, quick lube sales top Sebastian County deals in August and September

The $1.17 million sale of an auto service center on Rogers Avenue in Fort Smith was the top Sebastian County property deal during August and September, according to information provided by the office of Sebastian County Assessor Zach Johnson.

Prairie Land Holdings bought the prime property – located across Rogers Avenue from the Mercy Fort Smith hospital campus – on Sept. 12 from 7320 Rogers LLC. Fort Smith developer Stuart Ghan is listed as the incorporator of Prairie Land Holdings.

The second largest property deal in the two months was a $1.108 million sale of a former quick lube building at 3500 Massard Road. 3500 Massard Road LLC sold the property on Sept. 6 to Zion Investment Properties LLC, a Little Rock-based company with Karen Akin listed as the incorporator. 3500 Massard Road LLC is listed as a foreign owned company by the Arkansas Secretary of State, with the primary address in Richmond Hill, N.Y.

The top August property deal was the $813,000 sale of a home in Fort Smith by Mervin Leader to Christopher and Christina Stec. That deal was closed Aug. 3.

The top 10 deals in August had a combined deal value of $6.03 million, and the top September deals had a combined value of $6.886 million.

The largest deal so far in 2023 is the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith in deal that closed April 6. The new owners plans to renovate the 129-unit apartment complex.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022. The deal closed Sept. 8. The 49,500-square-foot VA Clinic, located at 5700 Phoenix Ave., was completed in early 2021, with the building permit valued at $15.7 million.
