Former gas station transaction the top January Sebastian County property deal

The top Sebastian County property transaction in January was part of a two-transaction deal with an old gas station property in Fort Smith that involved a real estate company based in New York.

On Jan. 5, Standard Development Company LLC bought the former gas station property at 3825 Jenny Lind Road in Fort Smith from Jenny Lind One Stop LLC in a $400,000 transaction. That same day, Standard Development sold the same property to RCP 5900 for $1.1 million, according to info from the office of Sebastian County Assessor Zach Johnson.

RCP 5900 is a Fayetteville-based company with Andrew Fein listed as the incorporator. RCP is affiliated with Rye, N.Y.-based Rhino Capital Partners, which is a real estate aggregation company. Standard Development is based in Little Rock with Michael Flannery listed as the manager. The company is a convenience store development company.

The second largest deal in the month had Sharon Shipley selling property and buildings at 2800 Wheeler Ave. in Fort Smith to Breeden Rentals for $750,000.

The top 10 deals in January had a combined deal value of $6.423 million.

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022. The deal closed Sept. 8. The 49,500-square-foot VA Clinic, located at 5700 Phoenix Ave., was completed in early 2021, with the building permit valued at $15.7 million.
