VA Clinic, apartments are top recent Sebastian County property deals

A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and property is the largest Sebastian County property deal so far in 2022, according to info from the office of Sebastian County Assessor Zach Johnson.

The deal, which closed Sept. 8, had VAF 5700 Phoenix Place LLC sell the property to GOV VA Fort Smith LLC. Robert Pardo is the registered agent for VAF, with the corporate address in Beverly Hills, Calif. The buyer is based in Winston-Salem, N.C., with agents listed being HC Government Realty Holdings and Jacqlyn Piscetelli.

The 49,500-square-foot VA Clinic, located at 5700 Phoenix Ave., was completed in early 2021, with the building permit valued at $15.7 million.

October’s top deal was the $8.25 million sale of Harbortown Apartments in east Fort Smith at 9608 Meandering Way. Harbortown Limited Partnership sold the property to Englewood, Colo.-based Meandering Way Partnership. Bobby Stephens, a former executive at what was Beverly Enterprises, was an agent listed with Harbortown Limited Partnership.

Prior to September, the $9 million sale of an apartment complex in the southwest corner of Grand Avenue and Interstate 540 was the largest Sebastian County property transaction. FS3 Holdings LLC sold the apartment complex at 5901 Kinkead Ave., on June 7 to Rampart Enterprises Inc.
