Priority1 doubles footprint in downtown Little Rock’s Lyon Building

Little Rock-based Priority1 Inc. has signed a long-term lease to occupy the seventh floor of downtown Little Rock’s 130,000-square-foot Lyon Building at 401 W. Capitol Ave.

Lease terms were not disclosed. Priority1 offers third-party logistics services including truckload, less-than-truckload and warehousing solutions.

Priority1 originally leased 18,874 square feet on the sixth floor of the building in early 2021. With the addition of the 21,975-square-foot seventh floor, the company now occupies 40,849 square feet in the seven-story building and a combined 55,000 square feet in downtown Little Rock.

Priority1 will have more than 320 employees in the Lyon Building. They also have 140 in the Regions Center at 400 W. Capitol Ave.

Todd Rice and Brandon Rogers of Colliers Arkansas represented the building owner in the lease transaction. Ted Dickey of Colliers represented the tenant.

“We’re thrilled that Priority1 has chosen to expand their footprint in the Lyon Building and continue to maintain their business presence downtown,” Rice said. “Its walkability and close proximity to so many great restaurants and other conveniences was no doubt a factor in their decision and we are happy to have the opportunity to work with them.”

The Lyon Building has secure underground parking, high-performance optic technology, recent renovations and on-site management and maintenance.

Colliers did not disclose the building’s occupancy rate. According to Pulaski County property records, FFL Corporation is the property’s longtime owner.
