Home sales in the Fort Smith metro up more than 6% during the first half of 2020

The number of home sales in the Fort Smith metro are up 6.2% in the first half of 2020 compared with the same period in 2019. The value of the homes sold were up 7.43%, and the days on market fell from 107 to 103.

The average price of the homes sold during the six-month period was $149,740, up from $147,884 in the same period of 2019, according to data provided by Ashlee Milton, an executive broker with Chuck Fawcett Realty in Fort Smith.

Five counties in the Arkansas part of the metro and adjacent areas in eastern Oklahoma had 1,722 home sales in the first six months of the year, better than the 1,623 in the same period of 2019. The value of the homes sold was $257.853 million, up 7.43% from the $240.015 million in the same period of 2019.

Home sales in Sebastian County, the region’s largest, accounted for 48.5% of area sales in the first six months, with the number of homes sold totaling 836, better than the 786 in the same period of 2019. The value of homes sold in the first six months was $133,391 million, up from the $131.181 million during the same period of 2019.

The average home price was $159,559 in the first six months of 2019, down from the $166,898 in the same period of 2020. Days on market fell from 109 in the first half of 2019 to 102 in the first half of 2020.

Crawford County home sales accounted for 20.6% of regional home sales with 355 homes sold in the first six months, up slightly over the 351 in the same period in 2019. The value of homes sold in the region was $55.684 million, up 16.6% compared with the $47.738 million in the same period in 2019. The average home sales price rose from $136,008 in the first six months of 2019 to $156,858 in the same period of 2020. Days on market fell from 90 in the first half of 2019 to 85 in the first half of 2020.
