Icon of Upscale Living: Value of Pinnacle Phase IV Nears $100M

A little more than 22 years after residential development began there, the gated golf community of the Pinnacle subdivision remains the embodiment of upscale addresses in Northwest Arkansas.
“When you think high-end, you think of Pinnacle,” said John Mayer, a senior vice president at Coldwell Banker Harris McHaney Faucette. “More million-dollar homes sell there than any other neighborhood in Northwest Arkansas.”
The exclusive neighborhood, complete with an 18-hole golf course that hosts an annual stop on the Ladies Professional Golf Association (LPGA) Tour, was founded in 1990 as Champions Golf & Country Club, yet endured a litany of early financial troubles tied to its initial developer, a promoter from Fredonia, Kansas, named Fred Berckefeldt.
The mismanagement was so shaky that Berckefeldt’s dealings strapped the development with an $18.5 million debt.
The late James T. “Red” Hudson, who died of lung cancer in August 2006 at the age of 81, led a group of 21 local investors who bailed out the club in 1992, when it was on the verge of bankruptcy. Berckefeldt, subsequently, was run out of town.
A year later, real estate developer Tom Hopper of Rogers brought even more stability to the Champions project when he and his wife Gloria purchased the remaining undeveloped acreage under the name Tallchamps LLC.
After that, according to a March 2009 article in the Northwest Arkansas Business Journal, Hudson and the club’s board of directors asked Tallchamps to become the developer of the subdivision surrounding the club, which was renamed Pinnacle Country Club after a federal jury ruled that Champions infringed on the name of another club in Houston.
“At that point, we formulated a game plan to keep it as a quality subdivision,” Hopper said in the article. “We felt like it could be one of the better subdivisions in Northwest Arkansas.”
Tallchamps went on to develop the four phases of Pinnacle on the north side of the country club.
The entire subdivision, including the original portion, which is still zoned as Champions Golf & Country Club addition, encompasses about 540 acres and includes about 600 lots.
Pinnacle Phase IV, profiled here by the Business Journal, was platted July 9, 2004, and was a necessity due to the success of the 99 lots in the first three phases, Hopper said.
“Northwest Arkansas has been very kind to all of us,” Hopper told the Business Journal during a recent interview. Hopper is chairman of the engineering and design firm Crafton Tull in Rogers, and has been with the company since 1970. In the mid-1990s, he also developed the Scottsdale Center shopping center in Rogers. “We live in a great place.”
Mayer said the name “Pinnacle” has stretched outside the neighborhood gates, as evidenced by the millions of dollars in commercial development that’s in various stages of construction in the surrounding area.
“The name carries a lot of weight,” he said.
Hopper echoed the opinion.
“Quality will bring quality,” he said.
By the Numbers
Starting in 1997 with the Champions Golf & Country Club addition in Rogers, the Business Journal annually profiles an upscale neighborhood in either Benton or Washington county.
The most recent appraisal information on individual residences is obtained from public records at the county assessor’s office.
Past profiles have included Brookbury Woods (2000) and Candlewood (2005) subdivisions in Fayetteville; Stonebriar/Talamore (2007) and Stonehenge (2011) in Bentonville; Springdale’s Woodcliff (2002); St. Valery Downs in Cave Springs (2013); Pinnacle Phases I-III (2009) and Shadow Valley (2006) in Rogers.
This year, the Business Journal profiled 112 homes in Pinnacle Phase IV, platted with 142 lots on 101.06 acres. Of those lots, Tallchamps has sold all but one. Of the rest, 112 have homes, ranging in size from 3,577 SF to 7,679 SF and built in a variety of styles.
Today, the total value of Pinnacle Phase IV, including the undeveloped lots, is $95.3 million, according to the most recent appraisals.
The average value of each home is $817,070, ranging from $530,100 to $1.58 million.
There are 57 homes whose most recent appraisal is more than $800,000. Nine homes have been appraised at more than $1 million.
Most of those assessments were assigned in 2011; however, the increase in home values in the neighborhood is reflected in the prices of homes presently for sale.
Of the homes in Pinnacle Phase IV on the market, one is at 10 S. Plymouth Lane. The 6,201-SF house was built in 2008 and appraised in 2011 for $844,300. It is listed with Carlene Clendenen of Coldwell Banker Harris McHaney Faucette for $1.09 million, about $176 per SF.
Hopper said the security of the neighborhood is a key selling point for residents, many of whom are executives frequently out of town for work-related travel.
The subdivision was the first in Northwest Arkansas with 24-hour security. A guard is on duty at the main entrance on Champions Drive, and the entrances at Northgate and Razorback roads are accessible by residents with a private code. All entrances are equipped with video cameras and monitors.
The largest and most expensive home in Pinnacle Phase IV is at 62 W. Buckingham Drive. The 7,679-SF home owned by the Christopher & Morgan Chandler Trust, controlled by Christopher and Morgan Chandler, was valued in 2014 at $1.58 million.
