Hunt Ventures Acquires Horsebarn Office Space

A 21,136-SF building with ‘Class A’ office space changed ownership recently.

According to a special warranty deed, Pinnacle Metro North LLC, owned by Hunt Ventures, paid $3.4 million for the 1.7-acre development at 701 S. Horsebarn Road in Rogers.

The two-story, multitenant building was built in 2007. Its largest tenant previously was Rockfish Interactive, which now occupies space at 3100 Market St. in Rogers.

Dr. Wendy David and Dr. Corwin Petty still occupy space in the building.

The seller was REO Holdings II LLC, which lists Metropolitan National Bank vice president Chris Elkins as manager.

Clinton Bennett with Grubb & Ellis-Solomon Partners in Bentonville represented the seller in the transaction.

Interstate Acreage                       

A 24,108-SF office building sitting empty near Interstate 540 in Fayetteville is under new ownership after a $2.4 million sale.

Dr. Steven Vold, through his Vold Vision Ventures LLC, bought the former Orthopedic Institute building at 2783 N. Shiloh Drive Arvest Bank-Fayetteville financed the transaction.

The two-story building was constructed in 2007 and the development last appraised in 2010 for $2.12 million.

Marshall Saviers with Sage Partners in Fayetteville represented the buyer in the transaction. The listing price was $2.7 million.

The seller was REO Holdings II LLC, which lists Metropolitan National Bank vice president Chris Elkins as manager.

Vold is the owner and CEO of Vold Vision in Springdale. He plans to move his practice to the Shiloh Drive location this spring from its current spot at 2070 McKenzie St.

 

Office Space         

A former manufacturing/office facility in Bentonville has a new owner after a $1.45 million transaction.

According to a special warranty deed, Central Investments LLC acquired the building at 1602 E. Central Ave. Kennametal Inc. of Latrobe, Pa., was the seller.

Ownership of Central Investments was not disclosed. Fayetteville attorney E. Conner McNair with Friday, Eldridge and Clark is listed as the registered agent.

Marshall Saviers with Sage Partners in Fayetteville represented the buyer in the transaction and will be marketing the development going forward.

Bill McClard with Lindsey and Associates represented the seller.

The one-story building includes approximately 60,000 available SF and sits on 8.4 acres.

Total value of the development appraised at $1.53 million in 2011.

The buyer plans to renovate the office building before leasing to new tenants.

 

Lakefront Property

A 5,098-SF estate in the Gram B Point subdivision on Beaver Lake in Lowell changed ownership in a $750,000 transaction.

Ronald and Sheryl Chomiuk, through their Ronald and Sheryl Chomiuk Revocable Trust, bought the property on Gram B Circle.

Raymond and Jennifer Ligouri were the sellers.

Arvest Bank-Bentonville provided the financing.

Ligouri paid $1.17 million for the home and 1.1 acres in June 2007. Total value of the property was appraised at $709,500 in 2011.

The property includes a private boat dock and approximately 2,200-SF of covered decks and patios.
