Stonehenge Retains Unique Personality

When Arnold “Tuffy” Lehman built the Stonehenge subdivision in west Bentonville, he was filling a much-anticipated need.

Wal-Mart Stores Inc. was steadily bringing in executives from around the country who needed quality homes in a good location. Lehman already had built the Hanover subdivision at the request of Sam Walton, and simply was looking to add another attractive neighborhood to accommodate the city’s growing population.

Lehman purchased approximately 94 acres from the family of an auctioneer named Alva Leonard Howard in 1988. The land was not being used because Howard had died in 1986 and his family was looking to sell it.

Lehman said there wasn’t much on the property at the time.

“There was a bunch of stuff left over from the auctions and one house that wasn’t being lived in,” he said.

There were no roads on the property when Lehman purchased it, either. Now the subdivision consists mostly of culs-de-sac, with most of the streets connecting off of Stonehenge Drive, which winds through the entire subdivision.

Lehman said the layout of the streets was dictated by the terrain, which is very hilly and jagged.

“There wasn’t really a way to connect the roads,” he said.

 

The Numbers

Today, there are 119 homes and a smattering of vacant lots in the four phases of the Stonehenge subdivision. The lots range in size from approximately 0.36 of an acre to 2.3 acres.

Homes in the four phases of Stonehenge range in price from $219,000 to $519,150, and have a total combined value of $39.8 million, according to recent appraisals.

The homes range in size from 2,038 SF to 5,511 SF, and have a combined total area of 376,039 SF.

The average appraised value of a home in the four phases is about $334,200. The average home size is about 3,100 SF.

The most expensive residence in the subdivision — $519,150, based on recent appraisals — is a 5,204-SF home at 42 Stonehenge Drive. It is owned by Malcolm & Stephanie Howell.

The largest residence in Stonehenge belongs to Eloy and Karen Davila, a 5,511-SF home at 1 Copperfield Lane. Its appraised value is $489,850.

There are several homes in the area currently for sale. The six current Stonehenge listings range in price from $235,000, or $90.80 per SF, to $500,000, or $129.50 per SF.

The $500,000 home is 4,600 SF with four bedrooms and six bathrooms. It is located at 31 Stonehenge Drive.

Ten homes recently were sold in Stonehenge, with sale prices ranging from $190,000, or $79 per SF, to $465,000, or $126 per SF. The average sale price of the 10 homes recently sold was $373,330.

 

The History

Lehman started developing subdivisions in Northwest Arkansas in the 1960s. In 1966, he formed Lehman Construction with his brother, Don, and built the Rural Oak Estates, Cedar Brooke and Centre Court subdivisions in Rogers.

In 1977, he formed Arnold Lehman Builders Inc. The company built its first subdivision in Bentonville, called Hanover, in 1987.

The 130-acre Hanover subdivision contains 137 lots. Sam Walton asked Lehman to build Hanover so that more Wal-Mart executives would stay in Bentonville rather than move to Fayetteville.

Lehman said the homebuyers were looking for areas with protective covenants that would dictate the quality of the neighborhood.

Recognizing a need for more upscale homes in the area, Lehman began developing Stonehenge in 1991. Lehman decided to name the subdivision Stonehenge after seeing the name somewhere and liking the sound of it, he said.

The subdivision was started with seven pre-approved builders, including Sands Construction, Austin Homes Inc., United Arkansas General Contractors, Tall Oaks Construction and Lehman’s own development company, Arnold Lehman Builders.

Lehman said part of what made the subdivision unique was having pre-approved builders.

“I think because we had designated builders and kept the quality up and enforced the covenants, it let everyone know what we expected in the homes,” he said.

Lehman said the covenants, which included restrictions on size and building materials, went above and beyond what the City of Bentonville required.

After building Stonehenge, Lehman continued to build subdivisions around Northwest Arkansas. He built the 58-acre Heathrow subdivision in Bentonville in 1998.

In 2000, Lehman and his son, John Lehman, purchased the land that is now St. Valery Downs, a 120-acre subdivision in Cave Springs.

Lehman is currently working on a subdivision in Carroll County on the Kings River, called Riverside at Shady Grove. Located between Eureka Springs and Berryville, the subdivision is built along one mile of the Kings River.

There are 31 lots ranging in size from approximately 1.5 acres to 8.1 acres. The subdivision includes individual drilled wells, underground utilities, individual septic tanks, community river access, paved streets and protective covenants.

Of all the subdivisions he’s built, though, Lehman said Stonehenge has been one of the better ones, mostly due to the homeowners and their dedication to the neighborhood.

 “The homeowners association has really taken great care of the property,” he said. “It’s really turned out to be a nice subdivision, probably one of the most appreciated.”

Nicky Dou, senior vice president and executive broker at Century 21 Exclamation Realty, said Stonehenge is a popular neighborhood because of its uniqueness.

“I have had a lot of clients that work for Wal-Mart or vendors for Wal-Mart move into the Stonehenge area because of the large trees, options of homes and the character of the area,” she said. “There are very few neighborhoods in Benton County that offer this ‘non-cookie cutter’ type neighborhood.”
