Aldi Store Set for Siloam Springs Summer Opening (Real Deals)

Aldi Inc. of Batavia, Ill., recently purchased a building permit valued at $1.1 million for the construction of a new store at 2802 U.S. Highway 412 in Siloam Springs.

Crossland Construction of Rogers is the general contractor on the single-story 18,762-SF building. Crossland is currently doing the dirt work; Bates & Associates Inc. of Fayetteville is the civil engineer.

The privately owned company has about 1,000 stores in 29 states. Aldi operates four other grocery stores in Arkansas, with one each in Fayetteville, Fort Smith, Rogers and Springdale.

Narramore Associates Inc. of Greenville, S.C., was the architect.

C&T Construction Inc. of Siloam Springs will perform the masonry work. Northwest Arkansas Sheet Metal of Rogers is the HVAC subcontractor.

Sharum Landscape Design will provide landscaping services.

Donald Spickes Painting of Bee Branch is the paint contractor.

Other subcontractors include Steve Mitchell Plumbing of Muldrow, Okla.; Gilliam Electric of Anderson, Mo.; Quality Glass of Lowell; Freedom Fire Pro of Rogers; and Overhead Door of Springdale.

The building is set for a mid-June to early July completion and the store is expected to open in late summer.

Between 12 and 15 full- and part-time people will be employed at the store.

There are no plans to build more Aldi stores in Arkansas at this time.

 

Landmarc Custom Swinging Specs

Chris Bradley, through his Landmarc Custom Homes of Johnson, recently purchased two building permits valued at a combined $507,000 for single-family homes in Rogers.

The first one, valued at $226,200, will be located at 4202 Candlewood Place and is slated to be 3,100 SF.

The second, valued at $280,800, will be located at 6520 Timber Ridge Drive and will be about 3,900 SF.

Both homes are pre-sold and will be custom built.

Bradley also has five spec homes in various stages of construction in the Creekwood subdivision, four recent starts in the Lexington subdivision and three in the Warren Glen subdivision.

All three subdivisions are in Rogers and near Bellview Street/County Road 61, which runs north-south from W. Monroe Avenue out of Lowell to W. New Hope Road in Rogers.

Landmarc’s spec amenities typically include: wood floors in main areas, tile in the kitchens, decorative paint, energy efficient windows, cellulose insulation, fully sodded and landscaped yards, granite countertops, decorative cabinetry with faux finishes and professional series appliances.

The homes range from 2,500 to 3,500 SF and typically range from $250,000 to $400,000. Bradley has about 52 lots in inventory and about $4 million in total starts.

For subcontractors, Landmarc uses Morgan Millworks of Rogers, Foster’s Siding & Guttering Inc. of Springdale, Traditional Refrigeration & Heating of West Fork, B&C Construction of Tahlequah, Okla., and Roberts Electric.

Homes are usually finished by K&K Painting, Lester’s Tile & Flooring, and Wendall’s Custom Trim.

Lana Hayward of Rogers is the company’s design consultant.

Doug Gibson of Crye-Leike Realtors is the exclusive listing agent for Landmarc.

Bradley obtains financing from Arvest Bank and First Security Bank.

 

Gus Blass Buys Candlewood Home

Little Rock businessman Gus Blass III, through his Candlewood-Conner LLC, recently purchased a house in east Fayetteville.

The 4,150-SF, two-story home is located at 2467 N. Candlewood Dr. in the Candlewood subdivision adjacent to State Highway 265.

Blass purchased the home from Jason and Elizabeth Blake for $470,000. The home last appraised for $574,200 in 2008.

The house originally sold to Kevin and Ann Hochman in June 2005 for $672,500.

It was built in 2004 by J-Kals Inc. and has a combined 3,028 SF of paved driveway.

 

Arvest to Rebuild J Street Branch

Crossland Construction Co. recently began the dirt work on a rebuild of an Arvest Bank-Bentonville branch located at 1404 SE J Street in Bentonville. The building’s valuation is about $350,000, according to the permit.

The branch was, and will remain, a drive-thru only location.

The building will be 950 SF, but the entire footprint, which includes drive-thru lanes and equipment, will be about 3,200 SF.

The original building was erected in 1982 and was razed in mid-March. Construction on the new building and the drive-thru is scheduled to be complete by mid-June. The bank expects an early July reopening.

Crossland, the general contractor on the project, will also erect the steel. Gray Rock Consulting Inc. of Rogers served as the civil engineer.

Multi-Craft Contractors Inc. of Springdale will perform the plumbing. Air Works of Springdale will provide services for HVAC. Bilt-Well Construction of Hiwasse is doing the framework. Master Electric Inc. of Bentonville will do the electrical work and Harness Roofing Inc. of Springdale is the roofer.

The branch is technically a “non-deposit” office according to the Federal Deposit Insurance Corp., so there is not an associated deposit value for the location. The closest office to the J Street location is the bank’s downtown Bentonville office, at 201 NE A Street which had $469.9 million in deposits as of June 30, 2009.  w
