Fort Chaffee Subdivisions To Add 352 Housing Units
Two residential developments in the Fort Chaffee Redevelopment District will be under way soon, adding a total of 237 single-family homes, 14 duplexes and commercial space.
Chuck Fawcett, a Fort Smith developer and owner of Century 21 Chuck Fawcett Real Estate, is moving forward with a $3 million project.
The Woods at Chaffee Crossing is a 67.4-acre subdivision that will feature 150 single-family homes and 14 duplexes.
Lot sizes range from 0.2 acres to 3 acres, while home sizes will run between 1,500 SF and 2,200 SF.
The duplexes will have two 1,300-SF units each.
Prices for the houses have not yet been determined, Fawcett said.
He has currently confirmed three builders, Charles Mock, Tim Mays and Joey Butler, and is negotiating with two others. Construction should begin in January.
The development is 67.4 acres, 60 acres of which will be used for building homes and park space, with about 7 acres for future commercial development, including a possible fitness center and retail space.
It could be a year or two before the commercial development gets under way, however. The developer is waiting until all of the residential units are complete to move forward with commercial projects, Fawcett said.
Cisterna Villa, named after Fort Smith’s sister city Cisterna, Italy, is an 87-lot, 20-acre project being developed by Justin Green, Ronald Rouse and Paul Walker of GRW Properties Inc.
The houses will be zero lot-line patio homes with a 0.15-acre average lot size, and will run between 1,650 SF and 2,100 SF, with prices in the $170,000-$210,000 range.
GRW Properties will also be the general contractor for the project, with vertical construction set to begin in April 2008, after the curb and gutter work is complete.
