The Region’s Most Expensive Listings, $1.5 Million and Up

The Northwest Arkansas Business Journal asked Northwest Arkansas Real Estate’s Braden Yoakum to search the Multiple Listing Service for the five most expensive home listings as of Nov. 14.
It turns out there were actually seven, since there was a tie for fifth place with three houses listed at $1.5 million.
The most expensive was a $2.1 million listing that was, not surprisingly, off Champions Blvd., in Rogers.
Only two of the houses were in gated communities while most of the others were on the lake or in prime locations for future commercial development, such as the 2,236 SF home that is listed for $1.5 million — thanks to three prime acres on New Hope Road in Rogers — by Katherine Harrison of Element Realty Group. Three of the homes are in Springdale.
Meza Harris, the vice president of Lindsey & Associates, has been the top producing agent in Northwest Arkansas for seven of the last eight years. She’s actually already had an offer on the $2.1 million property at 4 Beau Chene Lane, a chip shot away from Pinnacle Country Club.
“We advertise in New York City, Los Angeles and Chicago, but what people don’t understand is that those homes usually sell to people from right here in Northwest Arkansas,” Harris said.
While advertising outside of the market can help, some believe it’s all about timing and fate.
Jackson Williams of Bassett Mix & Associates is one of those. He’s listing the largest single-family dwelling on the market. The 10,610-SF home that overlooks Lake Fayetteville at 401 Lake Road in Springdale lists for a cool $1.9 million.
Since the number of buyers in that price range are harder to find than a duffle bag full of a dollar bills on the side of the road, Williams knows it won’t be an easy sell. Through his own research, he says that there are 39 current listings above $1 million in Northwest Arkansas and in the past year, only four have sold.
“Sure, the market is pretty thin, but I don’t feel like I’m working against the odds,” Williams said. “It’s a special house and when the right person comes along, it won’t be on the market very long.”
Ann Neale of Coldwell Banker Faucette Real Estate believes the same. She’s listing one of the newer homes on the list, a 5,099-SF castle at 9111 Ventris Road in Garfield.
The Beaver Lake home was built in 2005 and includes 5,000 SF of decking and another 7,000 SF of patio in the gated Cape Victoria community.
“It’s a different market that you work with when you are selling something in this price range,” Neale said. “It most likely will be purchased by someone who is well off and we’ve actually had several retirees look at it.
“It’s just about finding the right person at the right time.”
