CDI Works On Dillard?s Store (Real Deals)

CDI Contractors LLC of Little Rock and Rogers recently bought a building permit valued at $8 million for work on a new Dillard’s store at 2192 S. 45th St. in Rogers.

The total value of the Dillard’s project is about $14 million. The store will be part of the Pinnacle Promenade shopping center.

The store will be two levels and is slated to open in October when the entire center opens.

General Growth Properties Inc. of Chicago is the developer. The architect is Architect Plus of Monroe, La. Engineers for the project are James M Standard III & Associates Consulting Engineers and Mechanical Design Professionals, both of Monroe.

The general contractor is CDI while the separate site contractor is VCC Inc. of Little Rock.

The store will include a 200,000-SF shell with a 155,000-SF finished-out area.

No bank was involved in financing the project.

Sharp Develops New Pinnacle

Sharp Development LLC of Bentonville recently acquired a building permit for a two-story building at 4201 W. New Hope Road in Rogers.

Chuck Sharp, one of the owners of Sharp Development, said Pinnacle Bank of Rogers will be located on the first floor.

No tenants have signed yet for space on the top floor.

Sharp Development is doing the developing as well as the leasing for the top floor.

Leasing prices for the top floor have not been set.

The building permit for the 24,000-SF bank is valued at $2.84 million with Sharp Development doing the general contracting.

Sharp said some separate site contractors will be involved, including Holtzclaw Excavating Inc. of Springdale. Mangold Architect and Construction Inc. of Rogers is providing the architectural work, and W-R Consulting Inc. of Bentonville is doing the civil engineering.

The project is situated on 1.75 acres. Sharp Development bought the land in January from Creekside Development LLC for $1.06 million. First Southern Bank of Batesville is financing the project.

Lutheran Peace Builds Youth Center

Baldwin and Shell Construction Inc. of Rogers recently purchased a $2.4 million building permit to construct a youth and family center at 5891 Bellview Rd. in Rogers for Peace Lutheran Church of Rogers. Hight-Jackson Associates PA of Rogers is handling the architectural work.

Freeland-Kauffman and Fredeen Inc. of Rogers is the engineer.

Baldwin and Shell is doing the on-site contracting of the 14,000-SF center.

Peace Lutheran purchased the land from Pete VanZanvoord for $1.45 million.

The majority of the project was paid for in cash with First Western Bank of Rogers providing the remainder.

Work started about two months ago. The youth and family center is slated to be finished by the end of December.

The youth center is part of a bigger project on 20 acres that Peace Lutheran owns at the site. According to the church, more will be built on the land in the future.

Springdale District Adds Pre-K Facility

The Springdale School District is adding a 12,000-SF pre-kindergarten building to its existing facilities. The building, located at 409 S. Thompson St., sits on about two acres.

The school district already owns the land. The general contractor is Flintco Inc. of Springdale.

The architectural work and engineering work are being supplied by Wittenberg, Delony and Davidson Inc. of Little Rock.

The site contractor is Construction Management and Associates LLC of Springdale.

The $1.5 million project is paid for through a grant from the Wal-Mart Foundation. No completion date was given.

Dynamic Plans New Vision

Dynamic Enterprises Inc. of Bentonville recently obtained a building permit valued at $1.1 million for a building at 609 W. Dyke Road in Rogers.

Vision Technologies Inc. of Rogers will be moving into the 17,000-SF structure.

Dynamic Enterprises will do the general-site contracting. Several different companies are involved as contractors, according to project manager Joe Ricker.

Those companies are: Bonds Excavating Enterprises Inc. in Rogers, Blount’s Electric Contracting of Rogers and Webb’s Plumbing Co. of Fayetteville and Architectural Contractors Inc. of Rogers.

Several engineering firms are involved as well. The civil engineer is Sand Creek Engineering and Landscape Architecture Inc. of Bentonville. The mechanical engineer is HSA Engineering Consulting Services Inc. of Fort Smith. The electrical engineer is Robert Jones Engineering of Rogers.

The architect is Collins Haynes of Haynes and Associates Ltd. of Rogers. The property was bought by Vision Technologies from Dynamic.

Bank of Arkansas N.A. in Fayetteville is financing the project, which sits on about 1.3 acres. According to Ricker, the building should be completed in October.

Hefner Constructs For Bella Homes

In early May, Neal Hefner Construction Inc. of Springdale obtained a building permit valued at $849,912 for a commercial structure at 2112 West Huntsville Ave. in Springdale.

Bella Homes Realty LLC, owned by Victor Barrios, is planning to move there from its current location, according to Neal Hefner of Hefner Construction.

Hefner described the structure as a “duplex-type building” and added that there are plans for a restaurant to occupy the space that Bella does not use.

The structure will cover 10,000-SF and sits on approximately two acres.

Hefner Construction is doing all the contract work at the site.

Denny Becker of Fayetteville is supplying the architectural work. Engineering Design Associates PA of Springdale is doing the civil engineering.

Concrete pouring has begun at the site and Hefner said the building is targeted for a November or December completion date.

Trumann Entity Makes Investment

Hyneman and Associates Inc./Southern Pioneer Property and Casualty Inc. of Trumann recently bought a property from Bentonville’s Dynamic Development Inc. for $809,000.

The property is located at Lot 12, Fountain Plaza in Bentonville.

Ben Hyneman, president of Southern Pioneer, said the land was bought as an investment and there are no immediate plans for the acquisition.

Hyneman said the location and the growth of Northwest Arkansas made the purchase attractive.

Hyneman said no bank was involved in the transaction.
