Johnson in a TIF?

By now everyone has heard that a proposed tax increment financing district was on the Oct. 12 agenda for the Johnson City Council.

But there’s more. Word is that an entity called Clear Creek Ventures LLC is behind the proposal. But as of early October it wasn’t yet clear what principals are involved. CCV is the development arm of Clear Creek Office Park, for which Orion Realty in Fayetteville is the project manager.

Brandon Rogers is the managing partner of Orion Realty, but Rogers said he is not personally involved in the TIF.

The 260-acre Clear Creek Office Park is located off Interstate 540 in Johnson. Construction has already started on a 60,000-SF building in Clear Creek, and plans for the development call for at least another 100,000-SF of mixed-use space.

Johnson Mayor Richard Long said a lawyer came up from Little Rock recently to ask if Long had any objection to the TIF. Long directed him to the City Council. Long said city alderman rejected a proposed TIF about two years ago because the city didn’t want to be liable if the property value went down.
