Restaurants, Pool hall to Open in House Developments

Greg House, one of the developers of two retail/office projects under renovation in Fayetteville’s Dickson Street area, said he has leased a sub shop, Japanese restaurant and billiard hall to occupy space there.

Around Sept. 1, Lenny’s Sub Shop, a franchise based in Memphis, Tenn., will open a submarine sandwich shop in 2,200-SF of space in the Three Sisters complex on Dickson Street. Steve Brady, one of five managing partners at Lenny’s, said the group has 15 sub shops in Tennessee, Florida and Mississippi. Lenny’s hopes to open another 24 restaurants within the next year.

In spite of the fact that it’s based in the Mid-South, Brady said Lenny’s is a “Philadelphia-style sub shop.”

The space was previously occupied by Restaurant on the Corner, a Fayetteville landmark that relocated to the north side of the city in 1998 and was merged with The Grill to become The Corner Grill.

House is also trying to close a deal with local investors to open Mooney’s Irish Pub in the 60,000-SF, $10 million Three Sisters complex.

The Three Sisters renovation is still a few months away from completion, even though some offices are already open for business in the complex.

A couple of blocks away at 326 N. West Ave., Rustin Fuller of Springdale has leased 3,500 SF of space in The Laundry Building where he plans to open a billiard hall that will be called The Green Room. The pool hall, which will serve food and beer, should be open in about two months, House said.

House purchased the 73-year-old, 10,000-SF Superior Linen building last year for about $300,000. Renovation of the building began last fall and may cost House another $500,000, he said.

The Laundry Building will also be home to a Japanese restaurant. House leased space in the building to a restaurateur who planned to open Om Shanti, a vegan restaurant. But that plan has changed. The space has been leased to a couple who plan to open a Japanese restaurant instead.

The Japanese restaurant will occupy about 3,000 SF of space in the building and will use the mezzanine on the second floor for dining. The restaurant will be open in about two months, House said.
