Har-Ber Meadows is designed to appeal to all kinds of buyers, from young families buying their first home to retired people who need a smaller house. Planners divided the development into five areas to accommodate a range of needs.

The Village Homes is a complex of 54 homes that wraps around Founder’s Park in the middle of the development. The homes are on small lots that require little or no outside maintenance. The homes are built close to each other and near the street in an effort to foster interaction among neighbors. The homes range in size from 1,300 to 2,100 SF and are priced between $115,900 and $147,900. About one-half of the homes are owned by people who move to the area from larger cities to represent their companies at Wal-Mart Stores Inc. of Bentonville.

The Standard Homes section offers homes with more conventional 75-by-120-foot lots. Like all homes in Har-Ber Meadows, the garages are placed behind the houses where they aren’t visible from the street. Homes in the section range in size from 1,700 to 2,500 SF and cost between $134,900 and $179,9000. The homes are intended to attract young families.

The Cottages is one of the newer areas of the development and is designed to attract buyers who need a smaller, one-story, maintenance-free home. The first 25 of the planned 60 homes will be built this year. The first of the homes was sold in August and three more are under contract. The homes range in size from 1,500 to 1,800 SF and cost between $117,900 and $134,900. The section is designed to accommodate older people who need less space.

The Estates section of the development includes 42 lots of about three acres each. The lots are priced between $64,000 and $135,000 each and homes built on the lots must be a minimum of 2,700 SF for a one-story home and 3,000 SF for a two-story home. The section is designed for people who want larger homes and want to live among similar homes. Three of the lots in the section have been sold this year.

The Lakefront section includes standard size lots that adjoin to Lake Joyce in the north end of the development. The lots sell for between $58,000 and $64,000 and the minimum house size is 1,500 SF.
