Building in Medical Corridor Sold to Investor

A medical office building in Fayetteville’s medical corridor and undeveloped commercial land in Bentonville each generated seven-digit deals recently.

Monroe Millsap LLC, led by Jason Fowler, bought the 12,000-SF building at 435 E. Millsap Road in Bentonville for $1.74 million.

Seller: Roy William Carver, through his 435 Milsap Rd LLC.

Carver has owned the property for 12 years and paid $1.53 million for it.

The single-story building was built in 1995 on a 1.66-acre lot and has a single tenant — BioLife Plasma Services.

Wal-Mart Stores Inc., through its Wal-Mart Real Estate Business Trust entity, took ownership of a 2.01-acre tract at the northwest corner of South Walton Boulevard and Arkansas Highway 102 in a $4.5 million deal.

Seller: Stamja-DT AR Properties LLC, led by Jason LaFrance, son of the late Stephen LaFrance, founder and former CEO of now-defunct Arkansas drug store chain USA Drug Inc.

LaFrance sold the franchise to Walgreen’s in July 2012.
