Riggins Construction Builds Springdale?s Parker Place (Real Deals by Susannah Patton)
Kevin Riggins through his Riggins Construction Inc. of Springdale purchased 13 building permits valued at a combined $2.35 million for single family homes to be built in Springdale’s Parker Place subdivision.
Riggins also developed the subdivision, which is south of Elm Springs Road and west of Interstate 540.
The homes will be built on lots that are about 0.21 acres with an average size of about 70-feet by 135-feet. They will be located at 428, 369, 411, 450, 391, 462, 333, 470, 455 and 433 Remson Ln., 3370 and 3394 Oglethorpe St., and 3514 Brunswick St.
The homes will be about 1,500 SF each and be a mixture of contemporary and French country in design. Amenities include 100 percent brick exteriors, fenced and sodded yards, custom cabinets and granite countertops.
Each home will retail for about $159,000.
Liberty Bank of Arkansas is providing the financing on the project. Riggins Construction is the general contractor.
Riggins’ brother, Kenndall Riggins, a managing broker with Crye-Lieke Realtors, will be the exclusive listing agent on the homes.
Kevin Riggins will start on six of the homes and will finish them by mid-November. One will be a model home.
Psychiatric Hospital Breaks Ground
Brasfield & Gorrie of Birmingham, Ala., recently purchased a building permit valued at $2 million to construct a psychiatric hospital at 1955 W. Truckers Dr. in Fayetteville.
Universal Health Services is the owner of the project, which when completed will be a 58,000 SF, 80-bed treatment center located in the 289-acre Springwoods Development northwest of Shiloh Drive and west of Arkansas 112.
Brasfield & Gorrie is the general contractor on the project. Johnson Johnson & Crabtree of Nashville, Tenn., is the architectural firm. The consulting engineer is Larry Gregory of EGIS Engineering in Bentonville.
The finished project will feature a two-story patient wing and an adjacent one-story building for therapy, education, dietary services and administration.
Plans also include classrooms, an outdoor playground and a gym. Springwoods will employ 150 people. It is expected to open in July 2009.
Haynes Ltd. bought the Springwoods Development, formerly known as the Fayetteville Fiber Park, for $5.2 million in 2004.
Hotel Group Buys Motel 6
Akor Hospitality LLC of Little Rock recently purchased the Motel 6 at 2980 N. College Ave. in Fayetteville for $1.7 million. Akor will operate the motel as a Motel 6 under a long-term license agreement and will complete an extensive modernization of the motel.
The motel was constructed in 1974. Motel 6 Operating LP bought the property in 1986 from Federal Savings & Loan Insurance for $800,000. The property was last appraised in 2007 for $1.8 million.
Bentonville Vista Health Expands
Architectural Construction Inc. of Springdale recently purchased a building permit valued at $1.2 million for an addition to Vista Health’s day treatment center at 2005 SE Walton Blvd. in Bentonville.
The addition will add over 10,000 SF to the property.
Vista Health is owned by Texarkana Behavioral Health Associates. In addition to hospitals in Fayetteville and Ft. Smith, Vista Health has four-day treatment locations in Fayetteville, Fort Smith, Harrison and Bentonville.
Lakewood Builds More Garden Homes
Tom Buffington, Clay Carlton, Tim Cooper and Mike Lambeth through their Lakewood Homes LLC recently purchased five building permits valued a combined $808,000 to build homes in Lakewood Luxury Garden Homes residential project located west of the Fayetteville Athletic Club on Zion Road.
Tim Cooper of Fayetteville is the registered agent for Lakewood Homes.
Upon completion, the project will include 89 homes on 13.5 acres. Fifty of the 89 homes have been built.
The homes range in size from 1,560 SF to 1,850 SF and in price from $200,000 to $240,000. Amenities in the three-bedroom, 2.5 bath homes include hardwood flooring, French doors, traditional crown molding, fireplaces and granite countertops.
Jackson Williams of Bassett Mix & Associates Inc. in Fayetteville is the listing agent and has already sold 60 of the homes.
Lakewood Homes is serving as the general contractor. Cooper Architects in Fayetteville is also working on the project.
Polo Country Estates Sale
A 4,599-SF home in the Polo Country Estates subdivision in Goshen sold for $645,000.
Hubert and Myola Mendonca purchased the house from Paul and Mary Jo Henry. Paul and Mary Jo Henry acquired the property in 2005 for $645,000 from David and Margaret Harris, who bought the property in 2002 from C&S Custom Homes Inc. for $619,000.
The home, constructed in 2003, has two driveways, two swimming pools, a 900-foot patio and 168 feet of wrought iron fence.
Natural Builds Dental Office
Ron Phillips through his Natural Builders Inc. of Rogers recently purchased a building permit valued at $536,775 to construct a dental office at 3903 Financial Drive in Rogers.
Matthew Harrison DDS is the owner of the project. The finished building will be between 3,533 and 4,000 SF and will have room for seven dental chairs. The practice consists of two doctors and two hygienists.
Natural Builders is the general contractor. Dan Townsley of Rogers is the architect on the project.
Decco Contractors-Paving Inc. of Rogers will do the site prep work and paving. Allied Plumbing & Drain Service Inc. of Siloam Springs will do the plumbing work and Dolle Electric Inc. of Bentonville will provide electrical services.
George’s Refrigeration and Heating of Rogers will install the HVAC systems.
United Western Bank of Denver is providing the financing on the project.
The project should take about seven months to complete.
