Crossland Obtains Permit for Lofts (Real Deals)

Crossland Construction Co. of Rogers recently bought a building permit valued at $6.04 million to start construction on a commercial/residential project at 609 W. Dickson St. in Fayetteville.
The building permit is only for a portion of the construction. The total value of the project is $22.5 million.
The Lofts at Underwood Plaza includes nine multi-tiered stories to match the Dickson Street look. The exterior will be a mixture of brick, marble, plaster and steel.
Project owners are Craig and Bill Underwood, Richard Alexander, Ted Belden, John Nock and Rob Merry-Ship.
Payne Brewer of Arvest Bank-Fayetteville is financing the project.
Bill Underwood has owned the 1.5-acre lot for about 10 years. It adjoins his business, Underwood’s Fine Jewelers, to the east.
Plans call for 74 residential units ranging from 600 SF to 2,500 SF. Prices begin at $250 per SF.
There also will be about 45,000 SF of commercial space and those prices have not been formulated.

The project is scheduled for completion in the summer of 2008.

Fayetteville Church Changing Locations
Kinco Constructors LLC of Springdale recently bought a building permit valued at $5.51 million to construct a church at 3249 W. Mount Comfort Road in Fayetteville.
The building permit is only for Phase I of construction. A second phase will push the total value of the project to about $12 million.
The Bank of Fayetteville is financing the project.
The new building will allow an active church to change locations. North Street Church of Christ will now be Mount Comfort Church of Christ. The current facility has the capacity for about 500 people.
Phase I includes 40,000 SF for office space, classrooms and an auditorium with the capacity for 750 people. The total size of the property is 16.11 acres.
Phase II, which is planned for a few years down the line, also will be about 40,000 SF and will have office space, classrooms and an auditorium that can seat 1,400.
Kinco is the general contractor.
Hight-Jackson Associates PA of Rogers is the architect.
HSA Engineering Consulting Services Inc. of Fort Smith, Freeland-Kauffman & Freeden Inc. of Rogers, Tatum Smith Engineers Inc. and King Electrical Contractors Inc., both of Fayetteville, are all working on the project.
Phase I is scheduled for completion late this fall.

Mill District Condos Set
Burt Box, president of Milver Investments LLC of Fayetteville, has started site work on a mixed-use project in south Fayetteville’s Mill District to be valued at $7 million upon completion.
Milver also is comprised of Jerry Box and Marianna Box. Aaron and Mandy Paxton of Box/Paxton LLC are development partners on the project.
Box purchased the 1.5-acre parcel for $580,000. The property at 500 W. Prairie St. was formerly used by the American Milling Co.
Elite Title Co. of Springdale closed the sale.
A lender for construction has not been selected.
The Mill at West End will include two phases of retail, office and condominium space.
Phase I includes a four-story building with 14,000 SF. There are 11 open-air, loft style condos on the top three floors ranging in size from 900 SF to 1,200 SF each. The first floor includes 3,500 SF of retail space.
Phase II will be a two-story, 16,400-SF building with six condos on top and office space on the bottom.
Amenities include a lighted walking trail, industrial chrome appliances and steel beams throughout.
Ben Lester with the The Milver Agency LLC of Fayetteville, another Box entity, will sell the residential and lease the commercial property. No prices have been formulated.
A general contractor has not been determined.

Morrison Shipley Engineers Inc. of Bentonville is the engineer.
Phase I is expected to be completed in November while Phase II should be finished in the spring of 2008.

A.R.C. Buys Clabber Lots
A.R.C. Construction & Development Inc. of Rogers recently paid BMW Investments LLC of Springdale $3.82 million in separate transactions for 123 residential lots in west Fayetteville.
The first purchase was for 60 lots in the Phase IV of the Clabber Creek subdivision. The second purchase was for 63 lots in Phase V of Clabber Creek.
A.R.C. will be the builder of the single-family homes. Sizes range from 1,300 SF to 1,400 SF and prices range from $139,900 to $149,900.
Amenities include full brick exteriors, granite countertops, tile floors, fireplaces, built-in microwaves, dishwashers and glass-top stoves.
Sean T. Morris of Walker & Associates of Centerton is the primary listing agent for the homes. Morris said 18 of the homes already have sold and construction on those homes is nearing completion.
Ralph O. Walker is the president of A.R.C. BMW is comprised of Sam Mathias, Bleaux Barnes and Curtis Wray.

Mathias Builds Fastenal Retail
Mathias Shopping Centers Inc. of Springdale recently obtained a $1.58 million loan to construct a build-to-suit retail building in Bentonville.
Arvest Bank Group Inc. of Bentonville is financing the construction.
The 10,000-SF building at 1400 Hudson Road will be used by Fastenal Co. as a retail location for its products. Fastenal, based in Winona, Minn., is the largest fastener distributor in the nation and also sells a wide variety of industrial and construction supplies.
The building will occupy 1.02 acres of the 13.01-acre site. Future plans call for as many as nine buildings on the site.
MP Construction of Springdale is the general contractor. Sam Mathias is the owner of MP and Mathias Shopping Centers Inc.
Ken Shaner of Rogers is the architect.
Blew Bates & Associates of Fayetteville is the engineer.
The project is scheduled for completion in June.

JDM Starting Second Sub
Jay McLelland and Allen Mitchel, through their JDM Investments LLC entity of Fayetteville, are developing a subdivision that will be valued at $1.6 million upon completion.
Crestmont is the second east Fayetteville subdivision JDM is starting. It includes 11 single-family lots on a cul-de-sac on Skillern Road, next to Savanna subdivision.
The group is also developing Walker Estates, which is located on the north side of Candlewood subdivision on Crossover Road in Fayetteville. It also includes 11 single-family lots.
Pinnacle Bank of Bentonville is financing the project.
Landon VanZant of VanZant Construction Co. in Fayetteville is the exclusive custom builder for traditional “Olde World” designed homes in Crestmont. Prices are $129 per SF. There’s a minimum of 3,000 SF allowed for a starting price of $387,000.
Chris Schwind of Citadel Realty Group in Bentonville is listing the lots.
Roger Trotter of Construction Engineering & Solutions LLC of Fayetteville is the engineer.
Infrastructure work is expected to begin in April.

Century 2000 Hits Millennium
Robbie Armstrong, Kirk Elsass, Kim Fugitt, Gary Head and John David Lindsey, through their Century 2000 LLC entity of Fayetteville, are nearing completion on an office project that will be valued at about $625,000 upon completion.
The property, located at 3887 N. Crossover Road on the northwest corner of Crossover and Millennium Drive, is less than an acre and was purchased from Millennium LLC.
Lenders Title Co. of Fayetteville closed the sale.
Bob King with The Bank of Fayetteville is financing the project.
No name has been selected for the building. It will include 8,000 SF of office space.
Haley Insurance Co. of Fayetteville has signed on to lease 2,000 SF.
Another two spaces and 6,000 SF are available.
Kirk Elsass of Lindsey & Associates Inc. in Fayetteville is the exclusive listing agent. The price is $19.50 per SF.
Commerce Construction Co. of Springdale is the general contractor.
