Fate Decided for Premium Pinnacle Property

The partnership of Gary and Carla Combs, J.B. and Johnelle Hunt, John Q. Hammons, Bill Schwyhart, John Flake and Les Baledge is building a six-story, 105,000-SF office complex on the southeast corner of the Interstate 540 and New Hope Road intersection in Rogers.

The property was recently swapped with Mercy Health System, which had 75 acres donated from Evelyn Rife. The swap was done to better serve the infrastructure of the 186-acre layout.

Flake & Kelley Management of Little Rock will handle the leasing for the new Pinnacle Hills Centre.

Many of the same partners are involved in a six-story, 96,000-SF office tower going up at Pinnacle Hills in Rogers. That project sits on 3.5 acres and will cost about $11 million.

The latest project, targeted for opening late next year, will lease for $19.30 per SF. Tenants will have a finish allowance of $27 per usable SF. There will also be 3 percent escalations in rent annually and a minimum three-year lease will likely be required.

Basic Construction Co. of Springdale will be the general contractor on the project.

Blake Lazenby of Flake & Kelley said the building already has several serious tenant prospects.
