Fort Smith metro home sales up 8% in early 2026

The number of Fort Smith metro homes sold in the first two months of 2026 was up 8% and follows a 2025 in which home sales numbers were down 8.2%. The value of the metro homes sold in the first two months was up more than 9% compared with the same period in 2025.

There were 434 homes sold in the Fort Smith metro in January and February, up 8% compared with 402 home sales in the same period of 2025, according to data provided by Ashlee Milton, an executive broker in Fort Smith and Northwest Arkansas.

The combined value of the homes sold in the first two months of 2026 totaled $107.103 million, up 9.4% compared with the same period in 2025. The average home sales price in the metro was $246,783, up 1.4% compared with the same period on 2025. Average days on market was 105, up from 93 in the same period of 2025.

Metro area data comes from Crawford, Franklin, Logan, Scott and Sebastian counties in Arkansas, and parts of eastern Oklahoma.

PRIOR YEAR NUMBERS
Homes sold in the metro in 2025 totaled 3,207, down 8.2% compared with 3,496 in 2024. The combined value of the home sales totaled $805.897 million, down 2.7% compared with 2024. The 2025 numbers were up against a 2024 in which metro home sales were up 6.6%, and the total value of the sales was up 14%.

The metro average home price in 2025 was $251,293, up 6% compared with the same period in 2024 and a new regional record. The average days on market in 2025 was 87, higher than 82 in 2024.

SEBASTIAN, CRAWFORD COUNTY SALES
Sebastian County home sales in the first two months of 2026 totaled 184, up 8.2% compared with 170 in the same period of 2025. Home sales in the county represent 42.4% of homes sold in the metro.

The value of Sebastian County homes sold in the first two months of 2026 was $48.284 million, up 17.4% compared with the same period in 2025. The average home sales price in the first two months of 2026 was $262,418, up 8.4% compared with $242,029 in the same period of 2025.

Home sales in Crawford County in the first two months totaled 95, up 9.2% compared with 87 in the same period of 2025. Home sales in the county represent 21.9% of homes sold in 2026. The value of homes sold in the county was $22.96 million in the first two months, down 1.3% compared with the same period in 2025. The average home sales price was $241,688, down 9.7% compared with $267,436 in the same period of 2025.
