Real Deals: Fayetteville townhomes sell for $6.18 million

A two-story, 13-unit multifamily property on West Mount Comfort Road in Fayetteville recently sold for $6.18 million. The purchase price equals $475,384 per unit.

An affiliate of Fayetteville-based Bloodhound Capital LLC, managed by Fletcher Bennett, bought the Mount Comfort Townhomes property on 1.17 acres at 1333 and 1339 W. Mount Comfort Road.

The seller was Mount Comfort LLC, a Texas entity whose members include Jeff Stokes, Kristi Stokes, David Frey and Jame’ Frey. Little Rock-based Central Bank provided a 30-year loan of $6.18 million.

Built in 2022, the two-building property has four-bedroom, three-bathroom units that are 1,659 square feet. City Title & Closing LLC in Fayetteville was the title agent. Mount Comfort LLC paid $5 million for the property in October 2022. The seller was MTC Townhomes LLC, led by Robert Schmitt.

Fayetteville Lots
Eight residential lots in the Pine Hollow and Westwood additions in Fayetteville have a new owner after recent transactions worth a combined $4.36 million. The purchase price equals $545,625 per lot.

Fayetteville-based BH Land Mgmt Group LLC, led by John Benninghoff of JB Group LLC, bought seven new single-family homes in the 1800 block of East Fiji Street, east of South Happy Hollow Road, and a residential lot in the 900 block of South Hollywood Avenue, south of West Martin Luther King Jr. Boulevard.

The sellers were Arlington, Texas-based homebuilder D.R. Horton Inc. and Fayetteville-based Riggins Ventures LLC, managed by Dakota Riggins. Muskogee, Okla.-based Armstrong Bank provided seven 30-year loans totaling $2.73 million. Booneville-based First Western Bank provided a more than 30-year loan of $1.66 million.

The new two-story homes have four bedrooms, three to four bathrooms and range from 2,461 to 2,491 square feet. D.R. Horton paid $795,000 for the Fiji Street lots as part of a larger land purchase in July 2024. The seller was Fayetteville-based Black Pine Construction & Development LLC, managed by Dakota Riggins.

Riggins Ventures paid $165,000 for the Hollywood Avenue lot in April 2025. The seller was Fayetteville-based Triangle Builders Supply Inc., whose president is Troy Parnell.

Centerton Timber
About 80 acres of timber and pasture in Centerton have a new owner after a recent transaction worth $3.25 million. The purchase price equals $40,665 per acre.

Batesville-based Jamestown Investment Inc., led by Mark Lamberth, bought the 79.92-acre property at Northwest Hutchens and Vaughn roads, northwest of the Northwest Arkansas National Airport.

The sellers were David Murray, Susan Warner-Murray, Nina Murray-Williams, Randall Gerde and Elizabeth Murray.

Rogers Commercial
A single-story, 42,750-square-foot shopping center at West Cypress and South Eighth streets in Rogers recently sold for $2.92 million. The purchase price equals $68 per square foot.

Harrison-based Myli and Rynn Properties LLC, whose member is Josh Stewart, bought the Cash Village shopping center on 2.41 acres at 400 S. Eighth St. The seller was Harrison-based Cash Duckworth’s Shops LLC, managed by Jerry Cash and Nancy Cash Theis. Green Forest-based Anstaff Bank provided a five-year loan of $2.48 million.

The shopping center, which was built in 1968, has eight stores and 152 parking spaces.

Siloam Springs Wendy’s
A single-story, 3,141-square-foot fast-food restaurant near Walmart on U.S. Highway 412 in Siloam Springs recently sold for $2.77 million. The purchase price equals $883 per square foot.

Avinash Diwan, Veena Diwan and Wendy’s Siloam Springs LLC bought the Wendy’s property on 0.91 acres at 3355 U.S. Highway 412 East. The Diwans of Princeton Junction, N.J., acquired a 79.68% interest, while Wendy’s Siloam Springs, an Arkansas entity, acquired a 20.32% interest. The seller was Windy Acre LLC, a New Mexico entity managed by Kurt Sommer.

The fast-food restaurant was built in 2013. Marilyn Maxwell and J. Michael Anderson, trustees of the M. Maxwell Charitable Remainder Unitrust, transferred the property to Windy Acre in September 2023. The M. Maxwell Charitable Remainder Unitrust paid $2.71 million for the property in April 2019. The seller was Shanks Grandchildrens Trust, whose trustees are Kelly Burrow, Kristin Barton and John Shanks.
