Home, apartment complex top Sebastian County deals in March and April

The biggest Sebastian County property sales in March and April were an apartment complex in south Fort Smith and commercial property on U.S. 71 South between Fort Smith and Greenwood. Both deals closed in April.

Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith, were sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith in a $5.7 million deal that closed April 6. The new owners plans to renovate the 129-unit apartment complex.

The commercial property along U.S. 71 South (6125 Dakotah Drive) is on the east side of the highway and near the Casey’s convenience store and Boondocks restaurant. That deal closed April 25, according to information provided by the office of Sebastian County Assessor Zach Johnson.

The largest property deal by value in March was a $1.05 million home in Fort Smith sold by the Anthony and Lisa Toth Revocable Trust to the LaDonna Frost Living Trust. That deal closed March 9.

The top 10 deals in March had a combined deal value of $5.555 million, and the top 10 April transactions had a combined value of $13.606 million.

The Southbrooke apartment deal is the largest by sale price so far in 2023. A $20.387 million sale of the new Veterans Affairs Clinic in Fort Smith and associated property was the largest Sebastian County property deal in 2022. The deal closed Sept. 8. The 49,500-square-foot VA Clinic, located at 5700 Phoenix Ave., was completed in early 2021, with the building permit valued at $15.7 million.
