With land in hand, Fayetteville RV resort planned

Plans are unfolding to develop a high-end recreational vehicle (RV) resort in Fayetteville catering to Arkansas Razorback and outdoor recreation fans.

A group of out-of-state investors closed a $1 million land purchase in August for 43.5 acres ($0.53 per square foot) west of Interstate 49 and south of Lowe’s at 3231 Martin Luther King Jr. Boulevard. The Citizens Bank of Batesville backed the land purchase. Cobb Brothers & Westphal Properties LLC was the seller.

Pigskin Park is the development name, situated two miles west of the University of Arkansas campus. It’s also on the north side of Kessler Mountain Regional Park and less than a mile from Centennial Park.

Zach Hocker, a broker with Cushman & Wakefield Sage Partners in Rogers, is the owners’ development partner. Pending city approval, he said the group hopes to break ground by the first quarter of 2023 with a timeline to have the park completed by late summer of 2023. The property has received the necessary rezoning approval. Development plans will be filed later this fall.

“This will be a Class A, resort-style development,” Hocker said. “It will be the first of its type in this area.”

Hocker said the property comes with topography challenges and a floodplain that most developers would see as unappealing. There are plans in place to improve the site and use the existing landscape to enhance the park.

“There will be a lot of nuances as far as the site prep and construction goes to make it developable,” he said. “We plan on utilizing the terrain and wetlands as natural landscapes throughout the site. There will be several ponds on the property, and we anticipate tying into the bike trail system that is nearby.”

Pigskin Park will have 165 lots offered for sale initially at $75,000. Each pad will have two private parking stalls and an entertainment area and be fully equipped with electrical, water and sewer hookups.

The gated park will have on-site security, a pavilion with climate-controlled restrooms, Razorback gameday entertainment and shuttle service, a private community swimming pool, and basketball and pickleball courts.

“Our goal is to make Pigskin Park the premier RV park in Northwest Arkansas,” Hocker said. “It also gives RV users an opportunity to own and control their lot while being convenient to the UA and enjoy all the outdoor activities Northwest Arkansas has to offer.”

Hocker said presales have started. The general contractor and lender for the construction have not been selected yet.
