$161 million Trade Winds development to break ground in Springdale

Rogers-based Blue Ribbon Industries said Wednesday (April 15) that it will host a groundbreaking for a 130-acre planned unit development at 11 a.m. April 24. The ceremony for the $161 million development will take place at 12880 Arkansas Highway 112 in Springdale.

Trade Winds will be built in phases northeast of Highway 112 and Wagon Wheel Road, with the first phase to be completed in 2027. According to the masterplan, the project will include 171 single-family homes in the first phase, followed by a 172-unit townhome village and 52,894 square feet of commercial space for retail and services. This dual-model approach is expected to provide “a signature residential experience” and modern, attainable rental housing, according to a news release.

“Northwest Arkansas continues to see strong demand for attainable single-family housing,” said Lauren Blass, COO at Blue Ribbon Industries. “Trade Winds is designed to meet that demand with a mix of housing options, integrated amenities, and a location that connects residents to jobs, schools and regional infrastructure.”

Blue Ribbon Industries is developing the project through its affiliated entities, including Blass Capital and Blue Ribbon Site Services. Site work is being completed in partnership with Emery Sapp & Sons. Brittenum Construction will lead the construction of the single-family homes. Crafton Tull in Rogers is the engineer. Additional partners include Planning Design Group, Studio 4D, Prism Design Studio, and Architects Collective. Financing is being provided by Intrust Bank.

Trade Winds is a $161 million planned unit development that will be built along Arkansas Highway 112 in Springdale. The first phase of the project is expected to be completed in 2027.

The project site is located between Cave Springs and the Springdale Northern Bypass (Arkansas Highway 612). While the development has a Springdale address, it is within the Bentonville School District.

Planned amenities include a clubhouse, dog park, pool and stocked ponds. Plans show 564 parking spaces will be included in the project, and the townhomes will have attached garages.
