The Wyndham hotel in downtown Fort Smith is for sale. The landmark 242-room hotel was first opened in 1986 as an Embassy Suites by Springfield, Mo.-based John Q. Hammons Hotels. The listing does not include a price.
Located at 700 Rogers Ave., the hotel was listed Oct. 8 and is marketed by Atlanta-based Hodges Ward Elliott (HWE).
The hotel is owned by Lexington, Ky.-based Tandem Hospitality, which primarily owns independent boutique hotels and restaurants such as 21c Cincinnati in the historic Metropole Hotel, the Blue Lacy hotel in Austin, Texas, and the Common Interest restaurant in the New Orleans French Quarter.
Attempts to contact representatives with Tandem and HWE were unsuccessful.
According to listing information, the hotel in 2017 received a $10 million renovation. or about $41,000 per room. The Wyndham converted from a DoubleTree-branded hotel in August 2021.
The nine-story hotel has 242 rooms, sits on 2.18 acres, with 15,880 square feet of event space in 14 different areas. It also has a restaurant, fitness center, heated indoor pool, and sundry shop.
“Ideally located in downtown Fort Smith, the Wyndham Fort Smith City Center taps into a rich blend of corporate, government, and leisure demand,” according to the HWE listing. “The Hotel is directly connected to the 116,800‑square‑foot Fort Smith Convention Center and the ArcBest Corporation Performing Arts Center funneling a constant stream of conference and event guests, while the Fort Smith National Historic Site – just steps away – pulls in nearly 125,000 leisure visitors each year.”
The listing also noted that “Ebbing Air National Guard Base and the 66,000‑acre Fort Chaffee Maneuver Training Center send a steady flow of military travelers, and the University of Arkansas–Fort Smith adds academic traffic.”
According to DueDilio, an advisory services and due diligence firm, the price range for midscale hotel properties – hotels with room rates between $100 and $200 per night – is $50,000 to $150,000 per room. That would put the Wyndham price range between $12.1 million and $36.3 million.
