Real Deals: Bentonville tunnel car wash sells for $5.5 million

A 5,825-square-foot tunnel car wash in Bentonville has a new owner after a recent transaction worth $5.55 million. The purchase price equals $953 per square foot.

Springfield, Mo.-based Big Ranch LLC, led by Michael L. Seitz and Thomas W. Kissee, bought the Splash Car Wash building at 1005 S. Walton Blvd. Big Ranch shares an address with Triple S. Properties Inc., whose president is Seitz.

The seller was Little Rock-based Splash Redbud LLC, managed by Drew Holbert. Splash Redbud shares an address with Colliers Arkansas, where Holbert is principal and vice president of brokerage.

Built in 2023, the tunnel car wash is on 1.08 acres north of a 10,898-square-foot shopping center anchored by Starbucks and Chase bank. Springfield-based Arlo Bank provided a $3.06 million loan.

Splash Redbud paid $1.22 million for the property in September 2022. The seller was Redbud Holdings LLC, a company that comprised several entities including Colliers investors and members.

Bentonville Office
A two-story, 5,994-square-foot office building in downtown Bentonville recently sold for $5.25 million. The purchase price equals $875 per square foot.

Scott Emerson, founder and CEO of Wayne, Pa.-based The Emerson Group, bought the building at 205 N.W. A St. The Emerson Group is a consumer products equity organization that helps retail industry brands with sales, marketing and logistics. The sellers were Thomas G. Rife and Donna Z. Rife of Bentonville.

Tenants comprised Bickett & Trentham Law Partners LLP and the Literacy Council of Benton County. The building is on 0.18 acres north of The Preacher’s Son restaurant.

The Rifes provided a three-year loan of $3 million. Thomas Rife paid $242,000 for the property in July 1998. The seller was Northwest Health System Inc.

Greenland Grab
A 12,100-square-foot commercial building east of Interstate 49 in Greenland recently changed hands for $4.01 million. The purchase price equals $331 per square foot.

Tulsa, Okla.-based Eagle Redi-Mix Concrete LLC, led by Randall Edgar, bought the 4.12-acre property southwest of West Napier Drive and Northeast Campbell Road. The seller was T&K Shepard Co Investments LLC, managed by Anthony W. Shepard. City Title & Closing LLC in Fayetteville was the title agent.

Built in 2024, the single-story building includes warehouse and office space. T&K Shepard paid $725,000 for the property in December 2022. The sellers were Ogden Land Co., managed by Nathan Ogden, and Baron Air Investments LLC, which Ogden represented.

Dollar Store
A single-story, 9,300-square-foot commercial building near the new Walmart Home Office in Bentonville was recently acquired for $3.5 million. The purchase price equals $376 per square foot.

Bentonville-based retailer Walmart Inc. acquired the Dollar General building at 100 N.E. J St. As of press time, the store was still operating as a Dollar General. The sellers were Rogers-based McClard Commercial Realty Inc. and Bill W. McClard and Paula N. McClard. Bill McClard is president of McClard Commercial Realty. City Title & Closing Inc. in Fayetteville was the title agent.

Built in 2001, the building is on 0.9 acres along East Central Avenue, north of the 350-acre Walmart Home Office. McClard Commercial Realty paid $58,000 for the property in May 2000.

Fayetteville Buildings
More than 26,000 square feet of commercial buildings along North Birch Avenue in Fayetteville recently sold for $3.4 million. The purchase price equals $128 per square foot.

Fayetteville-based MLK Retail Partners LLC, managed by T.J. Lefler, and Nichols Hills, Okla.-based 200 NW 142nd LLC, managed by Ralph Simon III, bought 467 and 519 W. Poplar St., and 1857, 1883, 1918, 1923, 1924, 1925, 1945, 1946 and 1952 N. Birch Ave. The seller was the Patrick J. Tobin Revocable Trust, whose co-trustees are Darlene Tobin and Stacy T. Keenan.

Muskogee, Okla.-based Armstrong Bank provided a 27-year loan of $4.08 million. Allegiance Title in Fayetteville was the title agent.

The single-story buildings, comprising a mix of warehouse, office and retail space, are on more than 2 acres along Birch Avenue, between West Poplar and West Ash streets.
