Springdale issues $33 million in building permits for Blue Crane project

St. Louis-based general contractor ARCO Construction Holdings Inc. recently acquired commercial building permits valued at a combined $33.5 million for mixed-use development Via Emma in downtown Springdale, according to a building permit report.

Via Emma is planned for 2.54 acres in the 500 block between Emma Avenue and Luther George Park and comprises about 110,000 square feet of leasable space, 131 residential units, and up to 12,500 square feet of commercial space in a mix of three- and four-story buildings.

Bentonville-based Blue Crane is the developer. Blue Crane is the real estate acquisition and development arm of Runway Group, a diversified holding company that invests in real estate, outdoor initiatives, hospitality, and businesses. It’s also based in Bentonville and led by Steuart Walton and Tom Walton.

According to the permit report from the city of Springdale, it issued four building permits in late January to ARCO Construction for the Via Emma project.

The $12.5 million permit at 517 E. Emma Ave. is for the construction of a mixed-use, four-story building that includes commercial space on the first floor and residential on the top three floors.

The $9.5 million permit at 518 E. Meadow Ave. is for the construction of a three-story, 40-unit multifamily building consisting of studio, one- and two-bedroom units.

A $6.5 million permit at 136 Park St. is to build a three story, 20-unit multifamily building with studio, one- and two-bedroom units.

The $5 million permit at 151 S. Water St. is to construct a three-story, 20-unit multifamily building with studio, one- and two-bedroom units.
