Real Deals: Over 70 acres in Lowell acquired for $10.6 million

Residential property in Lowell recently changed hands after separate transactions worth a combined $10.65 million. The purchase price equals $150,967 per acre.
NWA LD LLC of Fayetteville, managed by Scott Peters and John Rausch, bought a combined 70.56 acres along Arkansas Highway 265 at Albarossa Street and at Castanea Avenue. ARG Land Holdings LLC, also managed by Peters, was the seller.
Rausch is chairman and CEO of Fayetteville-based Rausch Coleman Homes, while Peters is its chief financial officer. In November, Miami-based Lennar Corp. agreed to acquire Rausch Coleman Homes. Lennar is the second largest U.S. home builder behind Arlington, Texas-based D.R. Horton.
First National Title Co. in Fayetteville was the title agent.
Bentonville Office
An 18,562-square-foot office building adjacent to the existing Walmart Home Office in Bentonville has a new owner after a recent transaction worth $7.6 million. The purchase price equals $409 per square foot.
Sonoma LLC of Colorado, managed by Zachary Shannon Wood, purchased 607 S.W. F St. Pacheco Pass Properties LP of California, managed by Todd W. Mathis and Jeffrey H. Mathis, was the seller.
Fayetteville-based Signature Bank of Arkansas provided five-year, $5.84 million loan. City Title & Closing LLC in Fayetteville was the title agent.
The two-story office building opened in 2014 as the Crossmark Center for Collaboration. Crossmark acquired the 1-acre lot in October 2011 for $700,000.
Pacheco Pass Properties bought the property for $7.99 million in November 2017. Chester CM Bentonville DST, a Delaware statutory trust controlled by New York investor Lawrence Kadish of First Fiscal Fund, was the seller. Chester CM acquired the property for $6.45 million in September 2016.
Pea Ridge Property
A 7.9-acre commercial property in Pea Ridge was recently acquired for $7 million. The purchase price equals $886,075 per acre.
Rogers Equity Group VII LLC, managed by Carl Alexander Baumeister, purchased 1326 Slack St., between First Baptist Church of Pea Ridge and the Summit Meadows addition. The property includes a combination of new retail, warehouse, office and storage unit space.
The seller was Rogers-based JP Specialty LLC, whose members include Gurmeet Josan and Jastinder Thind.
Fayetteville-based Signature Bank of Arkansas provided a five-year, $3.47 million loan. City Title & Closing LLC in Fayetteville was the title agent.
JP Specialty purchased the property for $855,000 in September 2022.
Rogers Abode
A two-story, 5,026-square-foot home in the Pinnacle Hills area of Rogers was recently purchased for $4.65 million. The purchase price equals $925 per square foot.
Praedium Rogers LLC, with offices at Zuru Group in El Segundo, Calif., bought the 4.71-acre property south of mixed-use development Uptown Terrace, between Champions Drive and Pinnacle Hills Parkway. Zuru, which operates a toy division that supplies toys to Walmart, recently opened an office in a 15,273-square-foot building at 5106 S. Pinnacle Hills Parkway, south of the home.
The seller was KBR Rogers Pinnacle LLC, managed by Bapuji Kothapalli of New Jersey. City Title & Closing LLC in Fayetteville was the title agent.
The single-family masonry home was built in 1999. KBR Rogers Pinnacle purchased the property for $2.12 million in January 2022. The sellers were Martin and Lisa Porter.
Lowell Building
A single-story, 11,220-square-foot medical office building on Arkansas Highway 264 in Lowell has a new owner after a transaction worth $3.83 million. The purchase price equals $341 per square foot.
101 Grant Place LLC, led by Justin Salter, purchased 101 Grant Place. The seller was Grant Parkway Medical Center LLC, a joint venture between Zirkel Investment Group LTD, led by Justin Ferguson and John Kushniroff, and Oelke Construction.
Batesville-based The Citizens Bank provided a two-year, $2.87 million loan. Realty Title & Closing Services LLC in Springdale was the title agent.
The multi-tenant building on 1.22 acres was built in 2022. Grant Parkway Medical Center purchased the property for $454,000 in November 2020.
