New commercial building in Rogers’ Pinnacle Hills area sells for $4.68M

New commercial construction in Rogers’ Pinnacle Hills area sold recently for $4.68 million. The purchase price equals $304 per square foot.

Praedium Bentonville LLC bought the 15,400-square-foot building on 1.44 acres at 5106 S. Pinnacle Hills Parkway. BCG Pinnacle Hills 4 LLC, a wholly owned affiliate of Rogers-based Beaty Capital Group Inc., was the seller.

Allegiance Title Co. of Fayetteville was the title agent. Clinton Bennett with Bennett Commercial Real Estate of Rogers represented the seller. Johnny Galloway with Cushman & Wakefield/Sage Partners in Rogers represented the buyer.

The off-market sale was completed on Oct. 27. Construction of the two-story building was recently completed, and it is in “shell” condition. DC Sparks Construction of Rogers was the general contractor. Grand Savings Bank provided financing.

The buyer is a toy supplier that plans to finish out the shell building and use it for offices for the team that supports its Walmart business.

“I believe that this transaction illustrates that, despite news to the contrary coming out of larger markets, the demand for high-quality office space remains robust in Northwest Arkansas,” Bennett said.
