A Little Rock development group is planning to kick off a new commercial project by building a fifth Starbucks location in Rogers.

Gateway Plaza LIG LLC has filed a preliminary development plan with the city for technical review, signaling its intention to build a 2,300-square-foot building on 3.25 acres at the intersection of North Eighth Street and West Hudson Road (Arkansas Highway 62).

Edward Bailey, James Harkins and Jared Coleman are the principals behind Gateway Plaza LIG.  Bailey and Harkins are partners and co-founders of Blue Whale Development. Coleman is a partner in Bluefin Development.

In August, they paid $1.24 million for the land ($8.80 per square foot). KMB Properties, whose members include Aaron Burkes, Jill Bryant and Bernard Kaiser, was the seller.

Ali Karr with Crafton Tull engineering firm in Rogers is working on the Gateway Starbucks site plan. After any comments or revisions to the plan, it will go before the city’s planning commission later this year.

Starbucks has four Rogers locations near Interstate 49: two on Promenade Boulevard (one of them inside Target), one on West Pleasant Grove Road and another on West Walnut Street.
