Fayetteville homebuilder Buffington Homes of Arkansas has started the first phase of development of a new residential neighborhood in Cave Springs.

The Allen’s Mill neighborhood has 114 single-family lots and is situated at the corner of Rainbow Road and West Shores Avenue, north of The Hamptons subdivision. Buffington paid $1.7 million for the land, approximately 70 acres, in February 2017. The first phase of construction includes 40 homes.

Mike Lamberth, a co-owner of Buffington Homes, said the company invested in the land partly because of development plans for a new amenity nearby, Mount Hebron Park. The city of Rogers is building the park about a mile east of Allen’s Mill at the corner of Mount Hebron and Garrett Roads.

The city doesn’t yet have design plans for the 75-acre park or an expected completion date.

Lamberth said Allen’s Mill will have community amenities of its own including a private pond with walking trail, dog park, community swimming pool and playground.

Home sizes will range from 1,800 to 2,800 square feet with prices starting at $260,000. A model home is tentatively scheduled to be finished this fall.

Elizabeth Trumbo, vice president of sales and marketing at Buffington Homes, said 12 homes have been presold in Allen’s Mill, as of May 20.
