Estates at Southgate in Development in Rogers

With the necessary city approvals in place, the initial dirt work and site preparation for a new upscale residential development in Rogers should begin soon.

Called The Estates at Southgate, the neighborhood will bring approximately 32 1-acre estate lots to the area. The entrance will be on Southgate Road, directly across the street from the main entrance to Shadow Valley Country Club. Access will be controlled by a radio-frequency identification (RFID) security system.

The developers of the neighborhood are Nathan Fairchild, Grant Wetherill and Nicholas Dozier. Their NGN Properties LLC bought the land last year from Signature Bank of Arkansas for $1.7 million. The deal involved five parcels totaling roughly 52 acres, but the neighborhood plat will be configured mainly on the hilly terrain of a 40-acre parcel that has a western boundary of South Rainbow Road.

Fairchild, who owns Fairchild Construction Inc. of Bentonville, said the lots will be priced around $300,000, and 12 of them are already spoken for.

“We feel like with the location to both Pinnacle Country Club and Shadow Valley, the value is there,” he said.
